Help getting commercial jobs!!!!

Hello I'm try to start and get my business going in the commercial direction for when our residential jobs are down. My husband wants me to go into property managers and also surrounding businesses but I just can't find the words when it comes to talking to them. Can anybody help me hook the big jobs or just some pointers on how to sell our business to them? I'm new to it all and in need of some help. Thanks!!!

Have your wife make the sales calls. Without a doubt, I'd bet they'd always want to see her. LOL
 
I felt the same way starting out. Always tripped over my words and got all nervous. I found that making a simple leaflet flyer that I staple my card to really helped me lead the conversation. I usually start with something like, " Hi, I'm stopping in today because I wanted to tell you guys about a unique service I offer" and then im just handing them the flyer, explaining whats already written down on there. So....I dont know its been working for me, persistance is key, my biggest best paying jobs were usually the hardest to land too (calling multiple times, stopping in multiple times, emails back and forth, etc.)

If I was you, I would call Ron, and ask if you could do sales calls with him for a day. He really is harmless, and Mr. Straitshot could come along. If you are lucky, he will bring you by my world wide headquarters and we could get some killer mexican food.

Besides, it is WAY warmer in Phoenix then it is in Illinois.

Thanks for the advice!! Mr. Staitshot has told me to call Ron as well. I'll just have to go right to source ;) Also my husband would love to do Phoenix he does the warm but I like the cold. I haven't traveled much at all only a couple times and I would consider myself very lucky to make it over to Phoenix!!!

I think when one is new in commercial and doing cold calls you are not going to land the job on the first, second or maybe even the third go round. It takes time to build trust and relationships. consistency is key. Don't be overbearing at first, in fact you might just want to tell them what you do and just let them know you are available. don't give up, find a way to " bump " into them once a month. And don't stress over the stumbling of you words , just be yourself and it should come natural. I couldn't sell a deck job for the life of me when I started. now 75% of the time just talking to them for 15 minutes sells the job.
