Just curious how everyone approaches property managment companies? Do you approach them with a specific property in mind or just offering your services to them in general?

Usually I just call them on the phone and already have some sites figured for them but if that does not work I try to do the first one

Russ doesn't have to do anything other than steer them to the PWI and say "see I got the dots". The green dots prove that he can do it all!!

Lord, please no more about those green dots, they just get everyone fighting and all hell breaks loose. hahahahahahaha
Walk in give them a packet and ask for a property to give them a price.
Likely they will throw you out, you will find one out of 20 that might give you a shot.
Keep calling even though they turn you down, it like a job interview. Be confident and they might give you a chance.

try dropping off candy jars or Donuts. I had a PM that would never speak with me on the phone. I stopped and left our catalog and a dozen donuts, I received a call within the hour with (3) opportunities to bid.
