Just for grins, here are measurements of a deck I saw yesterday.
This deck is 12' off the ground at the highest point. Failed TWP, of course, raised nails, major mold/mildew everywhere. Thirsty looking. Strip, Detail, and sealing needed. 25 gallons of ReadySeal is estimated at a coverage of 80 sf per gallon. Approx. 35 gallons of stripper and brightner also required.

Post, rails, spindles (242 at 1.5'x31"), etc 983


Total SF 2052

What does your area dictate the price to be?

My price with a 15% discount for sf'd 2929.95 or 1.43 p/sf

Alone, you are talkin about two days wash, two days stain/seal. I would probably go in the neighborhood of $1.35 per square. So your looking at $2770.00. Other factors come into play also. Is this commercial or residential. Do you have the possibility of creating additional work for yourself through this etc.... But at the basic level your looking at $1.35 per sqaure in my area.
 
It's residential. Deer and Turkey everywhere. I am doing it alone so you can imagine how long it will take me.

It would be hard for me to get half that price here. People are way too tight when it comes to decks around here. I always run into the same answer, I could build a new deck for that price. I hate decks in my area.
 
A deck that size anywhere in the U.S. would not go less than $13,000 to build. That is alot of deck. I just had a deck put on a new home and it ran me $8000 and half the size. Believe me, decks are not cheap. This is why it is best to restore an old deck and keep it up every three years.

The largest deck I've ever done was last year and it was 2314 square feet. (or so)

I priced it at $2.05 a square foot becouse I hate stripping decks and I didn't really have time to do the job so I priced it high. As usual when I do this, I got the job..lol

The grand total of the deck job was $4,744
And I did the vinyl siding for $585.00
Front walkway and back patio for $175

Total price, $5,504.00
Man, I love working in potomac...lol It took us 2 days to do the entire job with my dual gun trailer unit and 2 small cold water units.
 
Hey Henry, too bad I could not get ya to take that Bethesda job you measured for me. I will be there all day on Thursday if ya want to stop by. Two tone #3 for the season and the season has not really started yet. As you know were fightin rain/cold etc.... I have 6 total decks that I have restored to bare just in the last two days. Dont know when I will be able to stain. Looks like another Sat/Sun work week.

Update,

got the confirmed call last night, but can't start it until the end of May. I am booked till then, but if the damn weather cooperates I should be able to start it sooner.
