Understanding your PM

We have established some new property manager relationships this year and want to focus on EXPANDING that in 2009. I agree with others who have found success in this realm that it's important to have a good idea who exactly it is you are reaching out to gain their business and trust.

So I found this tidbit from a PM's resume trying to get a job after relocating. Perhaps others have some JD's (job descriptions) on file or other info to share. I know I wouldnt want to be a PM - way too much responsibility and dealing with numbers!

RESPONSIBILITIES: preparing budgets, calculating CAM reconciliations, writing monthly management reports, processing weekly payables, scheduling planned preventative maintenance, and completing property inspections.
 
The statement below was made by a property manager in an email to me, if there's one sentence that I am building my business around it is this one...

...Property management is always busy, but reliable, responsive and professional vendors are the cornerstone to making our jobs easier...

... recent conversations with PM's and other contractors (Ron and Greg!!) have really opened my eyes to where I need to position CleanFast USA's service offering to Property Managers...

... and there I was thinking that all Property Managers had to worry about was pressure washing, lol :D
 
I am doing some work for a PM for which she is calling me a godsend. With having us clean some properties makes her look better in the eyes of the VP of her company. She is so pleased that she has shown other PM's some before and afters which is leading to more jobs for us.

I try to make dealing with us as easy as possible for her. Every time I drop off invoices I get to see how crazy being a PM must be. Having to deal with all of us contractors is one thing but imagine having to deal with all of those nuerotic owners.
