A few weeks back I submitted a bid to this property manager for pressure washing about 1200 sq ft. and then he also wanted a trash enclosure to be washed plus all of the water had to be reclaimed. I bid the job roughly around $200. travel time is about 1 round trip and the frequency is 1X a month. Very dirty and a lot of gum on the floor. very high traffic.

So today I called to see if we were going to go through with this and he told me he found a guy that will do it for $50. and he does it 1X a week.

Did I over bid. I didn't think so.

Bide your time on this one - no you did not overbid, this guy is going to run out of money working. Concentrate on the next target as well as finding more ways to outperform and show why your fees are more expensive. They'll call you before it's over with!

I bet that he does it for $50.00 each wash, so he is getting a minimum of $200.00 a month, cleans fast every week, lives close and does multiple cleanings in the area so it is not a bother to go out for just one thing. It was not the price that took the deal from you, but the frequency. Did he ask you for weekly price? I offer prices based on what I think it will take the place to look good on a regular basis. Most of my accounts are every 2 weeks, while a few are twice a week. I only do single runs on larger jobs that I will be there for a long while.

If you want to do commercial work, get used to it, as it is not big money on any one account, but steady money on many.
Recovery is the norm here and is just another way to stay in business, so do not expect to get paid more for that either.

I also only look for new work within 30 minutes. I will take on larger accounts that are farther, but they usually have a few locations, so I can give them a whole night.
 
He asked me for a 1X a month service. When I asked the name of this guy, he said it was a "big company". Bull. I think he will call. Yeah I will get used to it. I will look for work closer. I think I am going to go over there and take a pic of the concrete and show it to the manager. Just to show him that the guy washing the concrete, is probably using a garden hose.
