To start with you need to understand a thing called CAM charges. (Common area maintenance.)
The occupant of the mall space pays common area maintenance. (Tenants) the owner would only pay for vacant unit square footage if there where any.
Now that you understand that owners are always not concerned because it’s the tenants who pay for all these cleanings. Not the owner unless they have vacant units.
OK, we know we have to find the owners or Management Company. I have companies in my area that sells lists. You can compile inf. look in your directory.
1. Mail a brochure to all the managers you have.
2. Call all the managers you have and ask if they have any properties that they need bid.
3. Try and get a face to face meeting.
4. Do what you say your going to do.

Remember property managers budget for the year. Bids may not be accepted for 8 months. Be patient and keep calling on them you will find someone that wants your services.
