Property Managers ? Pressure washing, washer

I have been working on trying to get a large strip mall account in my area for some time now. It is currently getting cleaned once a month, but looks terrible and has looked terrible for almost two years now. I have contacted the property manager in charge of that mall several times. I have even bid the location about a year and half back. Last time I contacted her, 4 months ago, she claimed she had just hired someone new, and was trying them out. Of coarse the mall still looks horrible. I contacted the large anchor store in the mall and last night did a demo for the manager, which he was very happy with. My hope is to use this manager as a referance for when I talk to the property manager again. My question is: how often is too often when contacting these managers, and have you ever gone around the property management company to try and work your way into the job by way of referal? Thanks for the input

I just had a manager a few week ago tell me to take him off all my lists. I think thats about 5 managers in 7 years out of hundreds

Has the manager said why they gave the other guy the shot and not you?

Your right Jeff, its very few if you approach correctly. However the wrong approach can piss them off.

In florida i will be giving in depth stuff on how to call them the correct way.
 
There's one account I am trying to get, that I've been calling on for about 8 months now. I usually call them at least once every month, in the beginning it was once every two weeks. I'm going to keep calling and sending them info until they ask me not to.

I keep a spreadsheet with categories to fill in, such as business name, location, GM or PM name, phone #, fax #, dates I've called, and misc. notes.

I have around 185 just like that, closed one yesterday for around 10,000 a month in income. 15 propertys

One property mang can easily be worth that much, why do you think I dont mess around with the other stuff much?
 
I sent (2) edible arrangements ($100/per) to two different P.M. firms, and have closed 1 of them on giving me 10 minutes to talk to them all. I hope to close the other this week, however if I had it to do over again then I would have delivered them myself {the reasoning because the company that i paid $$ to deliver them did not go until around 2-3 in the afternoon} I would have also have taken my sales lit and laid it out with the basket (so they know who sent it) lesson learned.
 
All good stuff, thank you. I think with this property manager it all comes down to the dollar. Big surprise right? I think she has been dealing with hack jobs for so long that she doesn't understand what it costs to get the work done properly.

Ron, when your sales people contact the pm's, how do they approach it? Can you let us know what you include in your mailings to them?
 
Ron how many PM's does your company work with. all of the pm's I work with have dropped off on the work this year.


Alot of ours did last year, I'll talk about that in Florida. For now Find ones that are not.

Russ Spence used a tip I gave him personally when they where droping him. Its worked and helped him, dont always believe what they tell you either.

Thanks for the offer Ron, I'll give you a call sometime soon. I wish I could go to Florida, but honestly, I'm still not fully recovered from the layoff and starting my new business. I can't afford to go right now.

I agree with the benefits of it completely, but IF I went, something would go unpaid, like our mortgage, car, etc. There is literally no money to go (kinda embarrassing to say on the forum, but the layoff was a bit hit on our finances). I have built the business from nothing since Sept. 2009, to at this point enough accounts to "get us by" along with my wifes income.
