Pricing question

Do the house washers among us charge separately for pool enclosures (not the deck) or do you calculate it into the overall square footage of the house? If separately, how do you calculate your quote?

Pool enclosure and deck cleaning are done separately from the house wash.
 
Im just starting my own pressure cleaning business. Im bidding my first job and could use some help. Its a 2 story stucco house approximately 2,400 sq. ft. He wants everything done below the roof line. Any pricing advice would be greatly appreciated. Thanks

Just starting out, you'll probably find it hard to compete with established companies. IF ... you have all the necessary equipment, supplies and sufficient knowledge to complete the job, you may have to wear the 'Larry the low baller" hat until you get established. I would safely assume that .10 /sqrft for the first story & .05 for the second story would get you the job ($360). Does "everything below the roof line" include driveway(s), sidewalk(s), porch(es), deck(s)? Is there a pool cage? There are a lot of variable to consider when asking for a blind guesstimate.

It would help if you could provide more details and some pictures.

Thanks Red, thats my bad. He said he just wants the house cleaned and not the roof. "Everything from the roof down" was my wording.

OK, I will jump in here. I seriously wish that we could get $500- $600 for a house wash down here but pressure washing companies are a dime a dozen down here and customers know it and realize that they can always make another call and probably get what they consider lucky and save another $20.00.

Speaking for myself, we sell our jobs on quality. We explain in detail exactly how our method of soft washing compares to Joe high pressure who is probably going to come out and tear a hole in the side of your house. If a customer is just looking for a quick cheap cheap cheap wash down we usually tell them they need to call another company who can satisfy their needs. There is a bit more to it than this but I will leave it at that for now.

That particular house should not take much more than 1 hr with a good downstream and lite rinse. Normal pricing for us would be approx $225.00. Up sell the concrete for another $40-$50 and any patios or pool areas for a better payday on that one. OK,,,, Now everyone can call me a lowballer. Lol. Keep in mind. We use a 4 person crew and do multiple jobs per day. It adds up at the end of the week.

No need for explanations Larry. I don't think your are low, I think you are getting what your market bears. I wish I could wash all year like some but we only get 7 months if lucky. there is very minimal concrete in Maine, residential driveways, sidewalks and walks are mostly blacktop asphalt. swimming pool decks are minimal. . population in my area is not 3/4 to a million residents but 70 thousand and that's an hour away, my town only has 3500 people. The biggest newspaper in Maine only has a circulation of 30k. I would be lucky to get 6 of those houses a week I also like to do quality work so that makes me a little slower than some ( ok most ). I am sure if/after I make the 5 year mark I will be working smarter not harder :)
 
About the same as Larry, maybe 1.5 hours and price about the same, maybe $25 to $50 more, sometimes because of 2 story.
 
Thanks for all the input. He said the house was built in 2006 and has never been cleaned. I explained to him right up front that some of what is on the house may be stained into the stucco and there is nothing I can do about that. He understood that it may not be perfect. I got the job. He has lots of neighboring houses about the same size and about as dirty. Hoping to score a few more off of this one.
