phone estimates

I am probably the greenest person on this site only being in business less than a year, but I agree with Nicole. When I speak with a customer, I ask the questions that need to be asked. Is there anything on the house you can not identify? Is there rust on the siding? How old is the roof. If its a tile roof, how long ago was it painted last, and how long since the last cleaning etc...90% of the time, the customer knows these things, and the job ends up being exactly what we talked about. If there are any doubts, then I will schedule a meeting to do an inspection.

I dont know how big NJ is, or Haverton PA, but I drive on average 55 miles each way per job. Try doing that 4 times at 12 mpg just to do an estimate that could have been done over the phone with the same result. I would have to add 50% onto my costs just to cover fuel prices. I havent been burned yet, and I close over 90% because im one of the only softwashers in Houston, and im a helluva salesman on the phone. :)

Holy hell brian, I dont know what I would do if you ever said 2 positive things to anyone. As successful as you seem to be, you sure seem to be a bitter person.

With all due respect, if you close 90% of jobs you are priced way too low. If you close 90% on the phone, your pricing would have to be ridiculously low. That has nothing to do with where you live, how Rico Suave you can be on the phone, etc. Its just a law of business.
 
I will say this , I close 90% of my phone sales for residential , I take the good with the bad , we take care of the house .... what ever it needs and if there is a problem we point it out before hand but like I said earlier I can take residential or leave it , its not really what we target anyway like today we spent time on the phone

As for residential I just dont even do it any more at all. I cant pull one of my guys or a crew off big jobs to go do a house or two, it just messes with my scheduling to much. I like the big jobs anyway, more $$$$ .

I cant be bothered going to do resi estimates . I rather do some Prop Mang estimates and get a few big jobs. its just I cant see doing say 36 estimates driving all over hell & back, dealing with the good & the bad when I can do one estimate and make the same money or more. I love my PM's

I used to do over the phone resi. If I knew the neighborhood why not? But I am a lazy sob anyways LOL

I got to tell you Ken "law of business" or not, I catch more flak from people for being over priced. They get 2 other bids from guys offering to wash there house for $250, and i come in at $399.00. I ask about the others process, and explain mine, and maybe its 85% I didnt do the math on it, but the majority of the time I close it. I know guys here that are looking for jobs, and Im having my biggest month of the year. Im not under priced, selling people on your process, and your company goes a long way.

Have you been to Houston? I live half way between Houston and Galveston and most of my jobs are on the North or Northwest side. When i say Houston, I mean Houston Metro. We are Huge. It take me 45 minutes just to get to downtown houston most days which is my halfway point
 
I give estimates over the phone usually ranging from $225-$325 and get about 75% of them. I do a good job of explaining what I will do, how I'm going to do it.
