Parking Garage Cleaning Proposal Pressure Washing

I'm bidding my first parking garage later this week. What are the top 5 things for me to keep my eyes open for/ask about/take note of before submitting a bid? besides the obvious like the size and how dirty it is.

Do they want the walls and ceilings washed?
Is there a interceptor in the bottom of the garage, and are you allowed to use it?
Water sources
Gum, do they want it removed, or not?
Posts, lots of posts mean lots of hassle.

There are also questions to ask yourself like:

How many hot water rigs can you use for the job?

How many laborers can you use for the job?

How will you deal with the sludge during the job?

How will you deal with the wash water during the job?

How will you deal with the noise if there is a sound ordinance close by and not get shut down?

Will they shut down the whole garage for work to be done?

There are a lot more questions but these are good to start with.

All the parking garages you have clean Illegally in New York and you don't have any advice for this Poor guy? :)

Stay away from fire protection systems reguardless of what some of these criminals say on this site.

Do not allow water near elevators.

Have someone always watch the water flowing and check lower levels on the hour. (WATER CAN TRAVEL IN STRANGE PLACES) Flooding is and issue..

I'll come up with some more.

If the Garage was not swept with a brush sweeper have it swept before you start cleaning. Sludge will billed up fast if you do not.

Thanks again for the tips guys. It was a pretty simple garage (one level below some condos). Over 36,000 sq feet. Had some drains, and they just wanted the dirt and salt removed. I asked them how the other bids were going and he said the first guy bid it at about 1.5 cents per square. Needless to say I was well over that rate. They had another guy come in this week (he has a closed loop system) and I haven't heard back yet.

If I get the job I do have one more question...in a garage like this with such poor ventilation, do you have to park outside?

That is probably the best tip for garage cleaning, having a professional sweeper company come in and sweep and blow the surface prior to P/W will save you alot of rinsing and time !!
