Fairfield Inn Stucco and Mildew

Did half of a fairfield inn today and it seemed like all the moisture runoff from the ac vents would not come off. Had other mildew and algae stains come off but not these. They lightened up somewhat but you can still see them. I used house wash mix then rinsed. Any ideas why these stains won't come all the way out.

Also any ideas for covering the card style door locks.
 
A lot of times when the building has been neglected for many years (like down here) the stains are set into the surface/stucco/paint and just have to be re-painted.

I just had a couple of buildings where the painter did not kill the mold/mildew and painted over what was there on the soffits/eaves and the mold/mildew came through the paint (perfect example of mold inhibitors/retarders not working) and no matter how strong I applied the 12.5% onto the surface (downstreamed/X-jetted/brushed straight out of the bucket) the stains were in the paint and would not come out.

I took the manager's camera up there on the lift and took pictures to show him and the owners what was going on so they would know.

The painter had painted the eaves/soffits to the point where some areas the vent holes were plugged up with paint so they looked like white clean spots from the ground but up close you can see where it was just paint where they painted over what was on the surface.

Sometimes you cannot clean some surfaces after they have been neglected for a while, here the ac units were leaking down the sides of the buildings and the oxidized paint was getting worse along with rust stains where you can apply all kinds of chemicals/soaps and nothing would come out. There were some places where the stucco/drivit was slowly wearing down because of the runoff of the units and the paint was gone.
 
Thanks for the advice Chris, I discussed it with the GM today and she understood. Said she didn't know the last time it was cleaned. Also the stucco was put on in 2007, so at least since then maybe before. It's really frustrating when you spend the time to clean a place and doesn't even look like you did anything. I used solution, hot water, and nothin is doin it.:shrug:
 
You can't win them all, just do your best.

I talk to them when bidding the job so they know that some stains could be permanent, sometimes they just will not come out as the surface has been neglected for a long time.

A lot of times the paint is just worn off the surface and nothing you can do.

I agree with Chris. I have run into the same problem. We can only do so much when it comes to pressure washing sometimes. If they kept the building maintained on a regular basis Im sure this would not have been an issue. We carry pressure washing wands, not magic wands.
 
You can tell them like my friend tells his customers, "I stopped performing miracles last year." hahahahahahaha

It is such a shame that so many places will not maintain their buildings.

The manager that is over 3 hotels here told me that a lot of times the manager and even sometimes corporate will say that the buildings are ok and leave it at that so they get their bonuses and it is up to the person in charge years later to bite the bullet and get the buildings re-painted and not see a bonus for a year or longer since so much money is spent getting the place up to shape. Kind of sucks for the new manager to not see bonuses but that is because of the previous managers and sometimes corporate dropping the ball on the maintenance.

What a shame. A building wash each 1-2 years can extend the life of the paint in a lot of cases and keep the mold/mildew in check and extend the period between building painting, sure with they would see it that way, they would spend less in the long run, buildings would stay looking good longer and they would not see so many permanent stain issues.
 
Gota really watch those V-Card readers. We did thousands of them at WDW and had to completely cover with duct tape every one.

Yeah a little strip of duct tape works well to block the card slot from moisture. We also used a plastic grocery sack to cover the stainless steel card readers, because the solution oxidizes them real quick. Had to polish about 12 of them before I realized that.
