well I did my first BIG house today. House and mother-in-law suite I charged 375. I think even the customer was shocked it was so low. SOOOO lesson learned right? LOL o well it was a good learning experience. Took me about 6 hrs to do all of it. Again I am new and not the speed demons you guys are plus I was being very meticulous (sp). How much would you have charged? Total sq ft was about 5300. Including the patios and deck
 
I'd rather be working than sitting @ home because they hired someone else. Maybe their neighbors will see me doing that job and have me do work for them, Its not an area ive been so I can always knock on a few door while i'm there. Ive always had the best luck with knockin on a door.

H&L <---We use the square footage from the property appraisers site as a STARTING point on all our bids. This doesn't include pitch and the PITA factors that are out there.
I'd like to get one of dem fancy smarty phones for quick lookups. I think it would be very helpful on closing the deal.
 
Its funny you say that. I looked at his house and then went to the county REAL property lookup on-line. BOOM it had everything there including the deck and patios that I did. My esitmate was off by over 1k sq ft. So those are good tools to have. I saw where some people charge anywhere from .08-.15 per sq ft. If I rounded down to 5k sq ft thats $400 at .08
Againt this was a learning experience on something that big and nice of a house. He had a really nice wood siding type house. Easy to clean just a lot of ladder time up and down. Nothing really hard to clean for the most part it was just some minor mildew and LOTS of spider webs. Those webs can hold on to a house at amazing pressures and water volumes....:rolleyes:
 
Use lots of Dawn to help wash the webs down. I'm shocked to hear so many of the old timers suggesting lowering prices to get the job. Isn't that the way you tell the difference in a "fly-by-night" outfit and a "real professional". I thought real pro's had to charge top prices in order to protect the future of the business.

Good thing for us, I just read yesterday that Houston has the fastest growing economy of any large city in the nation. Looks like its time to raise my prices. :D
 
DID YOU HEAR???!!! GAS IS GOING TO BE $4 SOON! hahahaha

I say just jump on the surcharge bandwagon. Hell even the price of freakin peppers in the grocery store is going up....WTF?!
