5 Year Warranty???

I don't know jack about roof cleaning. But I do know a little about BS.

My industry is full of it.

1. Buy a higher merv filter to "clean" the air. ....... nevermind the fact that a higher merv filter jacks up your electric bill and an AC unit can not turn over enough air to clean anything.

2 Your dirty ac ducts will kill the children! DISTURBING the ducts by cleaning them and stirring up crap that stays harmlessly put otherwise is what is harmful to the children. (and then, only for a day)

People don't like to hear common sense when it fouls up their sales pitch. Especially if it hits home and they feel a little tinge of guilt.

Keep it up William. We all need to hear more common sense.

We can make plenty of money without unsubtantiated BS.

Please tell me that you guys really don't think that some black streaks growing on shingles is going to affect peoples electric bills do you? If that was the case I don't think the shingle companies would even be offering dark colored shingles at all. Not to mention every major environmental group would be pushing that people should only build homes with white shingles.

As far as the mold on the outside of peoples homes making them sick I just can't see that happening either, it is just simple too much of an open area. Now if you have that mold growing inside it would be a different story. Outside contaminates on your home are nothing compared to whats on the trees around, the grass, the concrete, just everywhere.

That contradicts what your web site says. Roof cleaning Page. "Health" "Mold is not good for you, anytime anywhere"

So far peoples opinions have been referred to as BS, unsubstantiated and lies. I personally apologize as I vaguely remember it being me who brought up health issues in a warranty thread. I would love to hear opinions on both.

I think the 5 year clean is more common sense. If they can not see the algae then it is clean. Think that most roofs that look bad did not get that was overnight or even over a 5 year period. It took time to look grungy. Also, spraying the mix on and not rinsing will keep it cleaner longer. also, I know people will warrqnty the roof they clean, but what about the uncleaned roof next door? When the wind blows its algae onto the one you cleaned will that be covered in the warrnty or can it be a thing where it can be said that it is out of the contractors control?

There was a thread a while back about some political official (I think) that wanted the roofs of houses painted white to help control the cooling bills and help with global warming. Not sure where that thread is but I believe it was here on PWI.

It is up to the contractor and it may be different in every area. I started out only giving warranty to people who asked. I was not sure how long it would take to come back at that time, but competitors were offering 4 years. I don't think they are around anymore, but I figured if they could offer 4 then I would be safe at 3. I had a guy call me back on a three year warranty about one month before the end with a little spot near a downspout that runs onto the roof and I thought, ohh shoot! now I have to go work for something like free and I did not like that idea. So I went out and cleaned it and thought to myself how I might not ever hear from the guy after that. That is when I got the idea to turn lemons into lemonade. I just offered him a warranty extension for about one third of the cost. He accepted and had me clean his composite deck after that. He will never forget me because he is chained to me by that warranty. It is a bond for the ones who value it. Some don't believe in them or care about them.

People are bombarded and approached for extended warranties by large corporations for a reason, it works. A customer expects it and sees it as a form of protection. It is however worthless to them if they don't think you will be in business long enough to honor it. You don't have to advertise everything, just be aware of ways you can make a deal better for both parties.

When I clean roofs I tell them that if it gets the fungus back within 2 years for any reason, call me and I will take care of the areas where it comes back for a full 2 years.

No stupid scare tactics, no word-play, no nonsense, just call me within 2 years and I will take care of the areas.

I let them know when I am giving them the price to do the job that it is an airborne spore and it will come back but if I clean the roof, it will be clean for at least 2 years, typically 4-5 years like most of the roofs I have cleaned.

Why not just do 4 or 5 years then. You should stand behind that claim, right? You won't get any call backs with a two year if you tell them it takes 4 or 5 years to return, but only give them 2 year warranty that is little value to them (You are playing it safe and they know it!) and you will have to keep the receipt for them because they will lose yours with your number on it. With longer warranty you get an opportunity to prove you are there for them even after the sale and they will get you more work because of that. Of cousre you seem to be pretty busy so that might not be an issue, but for me I struggle to stay busy in this economy.

Yeah, but it feels awkward telling a deck customer to make the check out to "Roof Restore". I just continue to live in denial.. haha One time changed my logo and it confused my repeat customers, so I leave it. I am not a great planner

Roof Algae increases the temperature of the roof and attic.

Here is a segmented roof with various material and colors



This is a thermal image of the segmented roof. Notice the blue area (window) at the far left. Look above there at the snowy white area. That is roof algae! Look at the other picture and you can see. White is hottest and blue is coolest. Compare with Blue squares (white roofing material) on roof and White Squares (Darker roofing material).


This is the temperature in the attic space for each roof segment.

I see no roof stains. I do see that the attic temp stayed consistant with all the colors. Only the roof temp changed.

Fungus on the roof is a whole lot different than just different colors of paint or coatings on a metal roof.

Anyone who is on here trying to change Williams mind might as well just give up right now. It won't ever happen. Once his mind is made up about something ya might as well just forget about it. :ignore: LOL...

I will say this though and it is from my own experiences of being on roofs and cleaning them for many years. When you first get on a roof and start cleaning it, such as the tile roofs pictured below, you will notice that the temperature drops significantly as you are cleaning it. Roofs that are covered in black mold will retain heat big time. They will actually get so hot that they crack without ever being walked on. Once cleaned the heat is deflected and the tiles themselves cool down. (Ask my feet how I know).

Ask yourselves this. If you had a choice of laying down on the hood of a car with no shirt on in the middle of August which color car would you rather lay on. A black one or a white one? Trust me the white one still may be a bit on the warm side but no where near like the black one.

Now,,, Take a look at these couple of roof pics. Do you really think that the ambient temperature in the attic is still the same after it has been cleaned?
