5 Story Building Wash

Hello All,

I have been asked to bid a 4-5 story apartment complex. Normally, this would not be an issue. However, this complex (8 separate buildings) has vegetation around much of the perimeter which will make the use of a lift impossible for about 50-60% of it. Even a 60' knuckle boom will not accomplish this task (it will get some of it though). A majority of the work will have to be done by ladder unless I can come up with another alternative. I know the X-Jet will throw water up about 30' feet on a good day. As it stands, I plan to use a 31' Scissor on some tight areas, a 60' Knuckle on some of the locations with clearance, a 40' ladder, and extension wands. Any other suggestions or methods that might be of help?

Basics:

8 separate buildings
Max height of approx. 55'
Mucho vegetation
Sloped walkways with some walkways narrowing down to 6' in width.

Hi Ron,

Having worked with 40' ladders myself on other jobs I don't see how you can use a 40' ladder around trees and bushes and not use a lift. Are the trees too close to the building or something? If you have to use the ladders, get yourself some scaffolding that mounts to the ladders. I forget the exact term for them, possibly ladder jacks? Talk to a local rental store and describe running a board from one ladder to the other. I've seen it done many times I just don't know what its called. There are also pole jacks that siding instellation companies use.
 
synthetic stucco. the site is fully landscaped with bushes and many trees. it is impossible to get a lift inside some of the gated areas, sloped grass, and narrow exterior walks. i will contact commercial painters in the area and see what they recommend.

Can you not use a xjet with an extension. I've cleaned 4 story building but not 5.
 
you would have to be sooooo careful not to damage the surface......an xjet on an extension will probably slice a hole in the dryvit if you got too close.
 
I've never had a problem. I put heavy chemical on the wall and basically just rinse a lot. One thing that has happen so be careful - if there is a hole or damage to the dryvitt - an xjet can do some damage. Like any tool - alot depends on as persons ability to stay focused and to take caution.
 
Thank you gentlemen! I submitted a bid based on ladders, lifts, and extension poles. I'll let you know how it progresses.
