Why small houses are sometimes more of a pain

IMG_20130322_124109_382.jpgIMG_20130322_124123_251.jpg This is why I hate quoting prices over the phone. lol Tight spaces, furniture and landscaping everywhere, having to go into the (sometimes uncooperative) neighbors yard to wash one side... (with hedges and fences preventing you from getting through) I can get a house twice this size in an open area done just as quick.

When I quote over the phone, I always inform them it is a "sight unseen" quote and it will most likely be higher than an "on site" quote (which is free by the way).

Once I get on site, I inform the customer that it is their responsibility to have the neighbors move anything or get their cooperation before I start. If it becomes a pain, then more than likely it's not going to be worth the hassle.

I've got a small house this week that only has a driveway between houses and the one I'm doing has a 30yd dumpster occupying the space I need to put my ladder on to get the peak. I've got a couple sheets of 3/4 ply that I was going to bring to lay on top of the dumpster and place the ladder on that with ratchet straps to secure. Would love to hear other ideas if anyone has one. This house also has a ton of lattice with ivy growing over it that covers a good 12'H x 22'W section of rear wall which of course is the northside and covered with algae. Thankfully, they do not care if the sh kills everything back there because they plan on taking it down, just not before I go in and wash it. At a rock bottom price of $375, this is the smallest house I will have done to date, the cheapest price I have given and probably gonna be the biggest pain in the ass so far.

Lol $375 is a rock bottom price? I don't even know where to start... I'm speechless...

How can someone in a small house even afford to drop $375 on a house wash? That's more than half a mortgage payment for them. If I want $375 for a housewash I have to go to gated communities with nice houses. Most people in smaller houses will let the mold eat through their paint before they drop $150 on a house wash.

You've got a small house to wash, and you say you need a ladder to get to the peak?????

Not to offend, but, you are doing it wrong....... You don't know how to wash a house correctly and/or you don't have the right equipment.

That's a pretty bold statement considering you can't see the roof within the corridor of the two houses, nor the remainder of the roof (in the pictures) to see the complexity. Any spots that could be used to get the mix on the roof from a distance might be in a neighbors fenced in back yard. The neighbor might not be inclined to provide access or there may be other reasons that would prevent shooting from that vantage point (screen enclosure, mean dogs...).

There's simply not enough information in the pictures to logically come to your conclusion(s).

I don't know about Josh, but I would certainly take offense to your comments.

I think Danny is referring to a different job. not the one in the pics posted by Josh . But Ok lets try this instead. Danny why the plywood on the dumpster? why don't you just hit the peak with your shooter tip? ( that's what I call it " my shooter tip " ) sure would save you a ton of aggravation.

I was not commenting on Josh's post......the one further down

The best part about this thread is Jeremy's comment about closing half of his quotes: if you are closing more than 70-80% of your quotes, you ought to be charging more.

So if you close less than 50% of your leads starting at $150, do you need to drop your prices? Lol

I still cant get over a rock-bottom price of $375 from Danny in NJ; more power to you, bro! That's freaking awesome.

marketing- first rule thru 4th.

4th rule of marketing.. Location Location Location. First rule.. everything works "a percentage" of the time. 2nd rule.. who you know is more than networking 3rd rule.. who you Are is about BMP's

If I charged more, I could afford to upgrade:

Lol, I don't fault the guy for putting together a rig on a shoestring budget, but it's funny he thinks it's worth so much.

How about this one: http://myrtlebeach.craigslist.org/tls/3789839430.html
Apparently, he has found a way to get 9 GPM, 4000 PSI from a 17 HP Vanguard! (Does Briggs even make a 17 HP Vanguard?) And without a water tank! For an extra $300, he will include tires and a battery!
