Why does this happen?


I wish more people would discuss this issue to help other cleaners,
especially new ones, understand what’s happening.
They are using a sealant, likely silicone, under the metal flashing.
When it gets hot, the sealant runs down the wall.
You can see this effect on the edges where water is
supposed to run off. As the water runs, it carries some of the
silicone with it, which collects on the wall and attracts dirt.
Bleach won't work on this because it’s not organic
dirt; it's just dirt stuck to the sealant.

A high alkaline degreaser can remove the dirt, but it won’t
solve the problem for the customer because the
sealant will continue to attract dirt. It’s important to set proper
expectations for your customers. Painting after
cleaning is the only real solution, but even then, more
sealant might seep down from under the flashing
onto the new paint later.

I hope this explanation helps those who don't yet understand this issue.
