Its coming up to GUTTER CLEANING time. Gutter clean outs can be very good money on multi unit complexes, condos, apartments etc. Community & Property Managers sometimes just don't know who to call to do the work. This is the time to start faxing Community Managers and/or send letter with a simple flier to let them know that you do gutter clean outs

I have had several PM's call over the years after I sent a gutter clean out fax and say "I didn't know you cleaned gutters", LET THEM KNOW YOU DO, most of ours are walkable roofs, some a difficult but all are great money makers. We do a ton in $$$$ doing gutters

Here is a gutter rough draft fax, I also gave out another one at the Round table, its simple and effective. Let you PM's know you do this kind of work

Great looking flier.....I have one suggestion or comment. I feel I can say this because I know Jeff and he knows I do not mean any ill will...

Instead asking a customer "Is your gutter system working properly"? I would suggest trying a different approach.

Tell them their gutter system is not working properly if they havent had them cleaned recently. Tell them that they do have debri, pine needles, dirt, tree limbs, leaves, and etc. laying in their gutter and that it will cause serious damage if they don't have them cleaned the right way.

By asking the ? Is your sytem working properly?...gives the customer an out...he/she can say yes it is working properly....but how do they know...are they the experts? NOPE.

By changing your marketing message a little bit can mean the difference between getting a high response rate vs an average.

The marketing message that I have used in the past has been always geared towards telling the customer they have a problem and we are the company to fix it .... Period!!

Change your wording next season Jeff and I bet your response rate will be higher!!!!!

Then again, many sales teachers have taught - "Selling is asking not telling, and listening not talking."

Questions get people thinking. It will make much more of an impact if you can get the customer to say "My gutters need cleaning." instead of telling them "Your gutters need cleaning."
 
You both may be right. I send so many different stuff by fax & letters, they get the message. This is one of many. I have one that just says GUTTER CLEANOUTS and has my loge & #

The key with the PM's is getting your name in front of them as much as possible. Then when you get a job, do a good job and then ask for more jobs
