Tell a sales story good or bad!!!

Ever since my first RT in Tampa in 2009, I have been trying to get in front of property managers for a free demo. Lots of phone calls and letters. I finally was able to do a free demo for the owner of a large PM firm earlier this year and she brought 4 other board members to view it. It was a total success on a two-story condo. They hired me on the spot to clean this 10 building complex and I have just signed contracts for two other large condo complexes that this PM manages. The free demo was just one of the best tips I picked up from last years RT and its making me great money this year. Look forward to more great sales tips at the upcoming Tampa RT!!!
 
I have working on trying to get this large building for a while. Had me come in and do about 5bids on diffent things. Then finally signed off on 12 tennis courts. Told him I would be starting that weekend. 2 days later he told me his Boss found someone cheaper. I was a little let down. But at the time I didnt sweat it. I had been working 7days aweek for 6weeks with 3 employees. The only thing that hurt was I could have done a roof job but pass and sub it out. Do to the tennis ct.

I will be stopping by to see him soon. Think I should tell him I pass on a job to do his tennis courts?
 
I would. Explain to him that you are greatful that he passed because you have so many customers that understand the value of you work, thst you have not had a dayofffor weeks.
 
we have tried and tried to get demos with pms. i admit things are different by area, we have had not so much luck as others, but we are also not giving up, almost a year later, i still call now and then trying to get a demo

Thanks Scott I am not great with words but I am sure this is alot better than what I would have told him. I let you know what he says/ It should be intresting on how it goes.
 
I had been doing pressure washing part time, when my wife had a car accident. She rear ended a manager with Checkers/Ralleys restaurants. No damage was done and they exchanged business cards. A few weeks later I thought I should give this guy a call and see if I could do a demo. I called at the right time, they were not happy with their current pressure washer. I did a demo 2 days later and that led to 20 Checkers restaurants and 5K per month due to my wifes terrible driving.

This was the sale that allowed me to go full time. So when business is slow look for a car to hit in the rear. You never know how is driving.
 
I got another one. I went to Bama rt and listen to Ron and JL. Both said where to find PM. Well I visted a huge beautiful condo by the ocean and it needed cleaning bad. real bad. I pick up who the name of pm was in the elevator just like you guys said, Gave them a bid and won the job. Thank you again Jeff and Ron

I do not always have residential customers sign off on the proposals. Once I had a customer that we did work for sign a proposal for a deck and house cleaning. A couple of days later he called and said he found someone else that was cheaper. I laid a guilt trrip on him and told him he signed the proposal but I would not hold him to it. He call me back a day later and asked me to do the job. He went to bible study the night before and the discussion was "honoring your commitments".
I did the work and gave him a small discount.
 
greatest sales story aye? hmmm ... Prolly taking a PM, Maintenance Director, and Marketing Director out to lunch in a limo... now thats being sales distinctive.

Or another is talking a DM into adding pressure washing into his budget when it was no where to be found and he directly told me DJ we don't have that in our budget. lol ABC baby!!!!

Sold 10 Mcdonalds because I did some work on one of the estates the owner owns. We talked about pressure washing and his needs for a while. After that he walked over to the rig and stared at it like a kid does a fire truck. Anyway meet him , the VP and op the next day at the office to workout the deal. Owner admitted that he wanted me to bring my rig that day to show the other guys.... That was job was sold on the work we did previous at his house and having a professional appearance.

The kicker to the story ...............They already have a 5.5 hot machine. Yes I will be trying to buy that machine soon.

Just to add another one....I used to eat at the same places alot. Used too... Now I always try to hit something different. Landed a place last week just because of this.( They have their own machine too.... Cold water) I always ask for the manager as I come in to come see me while I am eating there. Mostly of the time I sit at the bar or ing the bar area. I like the bar tops so when they do come to talk to your they are at your height not looking down on you. Pass him or her a card and make it casual to them. Ask to show them a free demo ect...... Guys you have to eat make the best of it.....
 
Hey Lou, I have gotten more restaurants that same way. They will always come and see you if you ask the waitress to speak to the manager. It makes it real easy to talk to them when your eating at their restaurant.Then u can walk them out and show them the rig and sometimes a possible demo on the spot.
