Commercial or Residential Property managers what do you do to target them. How do you get work from them. what kind of marketting/targetting do you do

I go after residential PM's mainly and I am constantly trying to keep my company name in front of them. I might get lazy or real busy and not send them something for 3-4 months , but usually I will call, fax, write, email them at least one thing every 1-2 months


What do you do to target. what kinds of matetrials do you send to them?
 
my ads reach both residential and commercial, i really don't target commercial like i should it seems to me the pm's want prices so low that im better off doing residential.
 
We send them vids like this

The campiagn is over a 6 week period. all our files are now paperless. this is a sheet that monitors a folder of 10 PMs
 
Because of Jeff, I've been targeting property management companies...no luck thus far, but persistance is my second middle name.

I already got some good ideas off this form Ron. One thing I do thats on this form is I ask for a list of all their properties. I have some that have given me list and I do a proposal on everything on those properties and I end up getting the jobs often. Saves them time from calling me on each and every property

Glad your doing the resi PM's Ron, do me a favor don't come to Myrtle Beach lol

Absolutely there’s a packet that each PM’s gets, they receive mail for life or until they ask to be removed from our list. Often we remove them only to put them back on for next year’s budget.

Packets are all the same, they include a teledex, business card, brochure outlining others areas of service we cover.

Each execution is either and e-mail fax or some type of mail.

Once a manager makes a contact or interest the file moves to another folder. I may share that process with you. It’s completely different from generating a lead.
