Stop the Damage Pressure washing

The damage we are seeing the past couple years from unqualified hack contractors is just out of control.

Not only the vinyl siding, but just blasted the paint off the trim and barely can see it they messed up the garage door really bad too

We looked at a 650 unit townhome complex two years ago, gave a price and lost the bid to a much lower company. (Aka hack) We got a call last year to see if we could give them a price to fix all the damage and WOW this company really screwed it up. The manager said the guy just used hot water and 4000 psi. You can amagine what it looks like. All homes are damaged and we cant fix them.
What a shame for our industry.

I was out having lunch with 2 managers yesterday and they brought up the hacks they have seen over the years. I have been working for them for 4-6 years. But sometimes the HOA insists on hiring the low ball hack or somebody father etc etc
One manager tells their clients if they don't use me, they will not do the leg work if they hire a hack and they screw up the property. The other says he always pushes them totwards me.

We started talking about education, I told them what I have been involved in RT's Orgs, labor for learning etc etc but I also told them there will always be hacks and as long as managers and or HOA's are only looking for price they will get most of the time the bottom of the barrel

Now these two are not like that, but the ones that are, they may get a half decent job, but then the next time thousands in damage.

What you going to do. Ron could have 1000 RT's and still isnt goping to educate many of the hacks

No slam against the RT's but I know a contractor from my area that went to 3 or 4 RT's learned how to get jobs, had great equipment, lurks and sometimes posts on these BB's but he didnt know how to wash worth a chit or how to run a biz ( Thanks I just got a lot of those jobs back that he took from me). I know of others on these BB's and go to RT's that just don't learn

Now I have flip flopped on if BB's and RT's are a good thing, I have pissed and moaned about it. I would say they are a good thing to those that actually LEARN, but the others that just suck in some info and still low ball and do hack work I say it doesnt help us as an industry

I don't like the hack for the reason we all get labeled as an industry of hacks or anyone can do PWing, I have heard and seen many absolutly horrified HOA's and some managers that fear getting their properties washed....well until the hire us LOL. But there is a perception amung many that we can do more damage than good

I have seen double, triple the damage these past couple years then I have ever seen before

I just hope the economy grows, so a lot of these hacks go back working for someone else and do the 40 hour a week grind

What was the building material vinyl, wood? screwed up 650 units, thats a huge project, couldn't anyone see they were screwing up? WOW
 
I just picked up a property because last time they used a hack, they had a lot of water damage had to replace every light and fixture. the funny thing was the company was surface cleaning not even doing the walls or ceilings. I sold them on not leaving standing water {wash water recovery} and got twice the price I would normally get.

This was vinyl siding and wood trim and soffits. I cant find the pictures but if I do I will post.
The HOA went after the guy (who was a handyman in the development) had no insurance and he is out of business now. No kidding!! Looks like they couldnt reach very high so they used the famous RED ZERO TIP to clean above the first floor.
 
I have a home like those pictured on my plowing route. Every time I pull in the drive up to the garage I have to look at the writings of Zorro. It is still there plain as day 5 years later.

It is a shame that we have to deal with the uneducated washer. We just have to continue to educate all we can eventually we can bring a level of professionalism to the industry that we can all be proud of.
 
You don't know how much of this stuff I see, all in high dollar areas. Education is important, but until property managers understand that pressure washing does require skill and knowledge, it is going to be an uphill battle.

What we have been seeing, in our area, is the Hack washing EIFS or Dryvit siding with HIGH PRESSURE and then the HOA lables all power washers bad and we are not allowed to wash EIFS anymore. Until I educate them and do demos.
Maybe we need licensing like plumbers,electricians?? Then the guy that just got layed off from work cant just power wash with a $2000 investment. My 2 cents.
 
James, if you could find those damage pics, please post them, that will help educate future PM's, HOA's and some residential customers of what the lowbidder or focusing only on price will do to the property.

I think that a lot of people have not experienced damage or seen it so they probably don't think about damage when they are thinking about the lowest price. Maybe showing them a handful of damage pictures might help them think about the lowest price as not the best option.
