Exterior Cleaning is all about pH.

It’s a common misconception that the most important thing is SH%...1%, 3%, etc…

While this is important, maintaining a high (12+) pH is key to safe, effective cleaning. At pH above pH-12.00, Chlorine bleach contains Sodium Chlorate and Sodium hypochlorite at equilibrium.

Sodium chlorate is a strong oxidizer, and eventually decomposes into oxygen and table salt (Sodium chloride). Sodium hypochlorite decomposes into water, table salt and oxygen.

As you lower the pH of your solution, it becomes more unstable and dangerous. It will begin giving you inconstant results!
