Realtor Flier

At first blush it looks good. I was going to do the same but in a tri-fold that I could distribute several ways, as a mailer, a handout to realtors, and in these "local attractions" display racks many of our local businesses and cafes have in their entrances.
 
As far as the flier as a marketing tool goes, my personal opinion is that it needs to be as simple as possible. As least information as possible. Fliers in USA are everywhere: a hundreds in the mail box, flying around at every shopping center or plaza, sitting on your windshield, hanging on your door and etc. Common sense and first instinct to every person in USA is to ignore fliers and throw them right away, because they are so annoying, all around us. On the other hand when you have a very short, BIG and "to the point" message on the flier, it grabs the attention and it really does its job.

I like it! Will realtors pay to have your service done? Or do they pass your info on to the seller?

Sellers pay.

Sellers are looking to their realtor for advice in getting their home sold. If their realtor suggest getting a house wash or roof wash they will usually do it. They especially put the pressure on the agent for help when their home has been on the market for some time. Like now.

Many markets have a flier delivery service that hits the local offices and stuff the individual agents mailbox. This can be a time and money saver rather than doing it yourself.

I'm with the keep it simple ads too. You can try to say too much and it just gets round filed. Repetition is the key with any type of direct marketing. You have to be there when they have a need.

I also think your flier should be focused on what you can do for the realtor not the home owner. IE "We can help get your listings SOLD". "Real Estate experts state a clean home helps get a home sold faster and for more money". The realtor doesn't care if the home is clean. They care if they get the property sold and make money.
 
That's one of the reasons i'm going "realtor direct" with the fliers. They can then recommend the homeowner to get it done. The 20% discount for listed properties is a value added service the agent can tout to their customers ( kind of like:hey, by having your property listed with me, I can get you a 20% discount on this service by Spray Wash).

Distribution isn't too hard, its a joke to try and get them to every agent, since 20% of them do 80% of the business. I'm just going after the large offices, and the single top and mid level producers. Make nice with the receptionists and she'll stuff everyone's in-boxes for you!

BTW - Some fliers went out this morning, and booked my first job by 11:00 AM
