Just because I get paid from a company rather than a homeowner, doesn't mean you need hot water. If I clean an algae covered office building with softwashing, is it commercial or residential? If American Eagle Outfitters calls me every month to clean their awnings, is it commercial or residential?

What I'm getting at is that cold water doesn't equal residential, and hot water doesn't equal commercial. Does it? Hot water has it's uses for sure, but don't think that you HAVE to have hot water to do commercial work. And commercial work doesn't HAVE to equal inch thick grease.

I have alot of questions, what chems are you using? How are you removing old gum safe without damaging the surface. Is the owner or GM aware you dont have hot water. OSI requires Hotwater to be used by PW vendors.

Jason, I'm happy for your success. Dont get me wrong buddy not everyone can start the right way. I also happy to hear your getting hotwater.

I just fear the possiblitys of damage and other problems than can occur, be clear I know this can be done safely and I'm certain your not doing damage because I know you.

Heres wHat Jasons correct about, you do not need hot water to clean. You certainly need chems to achieve this.

The problem with this is it expensive and not as fast as hot water. Thus creating a higher cost and less profit. Even a hot water wsaher buring fuel at 3 times what a cold unit burns wont make up for the extra time and chem cost.

Jason, I throw names out about my customers. I'm crazy as we all know, I would suggest or hope your not really using the real names? ( guys if your in a small market and you starting out. Not a good idea to tell everyone here the customers.)

When I mention or use a logo online I have written permission also. Most vendor agreements will say you cannot mention there names as doing business unless they say you can.

The commercial flatwork accounts I have require in the contract that you have hot water and chems are not allowed unless approved by the PM. Sounds like you are doing well without hot water Jason and I agree that for many things it is not necessary. Just wondering how you get the gum up safely and quickly without it.
 
I believe Ron is using this as an example so others could learn. Jason has somehow been exalted to a higher position I guess because he spoke at a roundtable, but in all fairness that does not mean this type of advice is good. It is not it , in my oponion is careless and not thought out.

For one using chems ? Chems are ok but if not disposed of correctly can be dangerous and hazerdous, nothing was said of that. Now some newbie comes along and goes out and tries this and tries to do it with a way too strong solution of caustic or acid(God Forbid)and just rinses the area he used it and leaves the rest dwelling in the parking lot, some kid could walk thru it, a dog ? Oh and what about the sealer on the property ? (Ruined)

The secondly now half those dummies that read it now think (cause they believe EVERYTHING they read) they can now just do it with a little "cold water washer" so off someone goes to be a commercial power washer ! Starts cleaning, tries to get up the gum and wow they say "what are thos marks I am leaving with my zero degree tip ot my turbo nozzle" or "oh well it is getting the gum up so the continue cutting into the cream on a multi million dollar piece of property probably (if they are lucky) with a standard 1,000,000 dollar liability policy that "WONT" cover the damage.

This is just a couple of hazerdous things that can come from a not too well thought out post.

In closing Jason is a well educated, smart intellegent guy, who I like very much and I feel he will take the necessary precautions to do a good, professional job but his post was not in the best intrest of commercial power washing
