Property managers vs. Store Managers

I deal with this property management company at times and every now and then they have me look at a store to give them a price.(Obviously I am not allowed to tell the store owners,managers what my price is so the property management company can make money).

Thats what is going on with my last thread about that store front in NY City.

Sometimes I wonder if I should just talk to the store owner on the sly and make my own deal after I get turned down by the property managment company.

The problem obviously is that the property management company wants to make some $$ off me and others which only makes sense but they expect me to clean at a much cheaper rate then I can get on my own.

OF course the property management company is much much larger then I, and I could get some more work from them down the road.

So the Question is this. If I don't get the deal should I try to talk to the store on my own and see how much they were willing to spend in the first place and maybe do the job thru them to throw out the middle man(Property management CO.)?? SO I can make more money and the store owner can actually save money.

Of course the gamble is that the store owner could tell the Property management CO. that I did try to deal with them on my own and this could cost me my relationship with the Property management co.(Which I might not even care because this Property management Co is NO bed of roses)

SO what are some other thoughts on this??

I think that a pretty bad idea. You never know what could come of your relationship with them down the road. Why jeopardize it? I'm sure they'd find out one way or another.

You should ask the pm company about working with the store manager. They won’t care, most management companies already get a percentage that’s negotiated threw common area maintenance charges called CAM. Often if the managers are taking care of these stores they are paying double because its already in the CAM charges.

Ask the management company if they care if you approach the GM of the store. They usually will not care.

If you read in the shopping center series we will be talking about this very thing. If you want more elaboration ask about it there.
 
I don't know what backwater muck holes you guys work in, but I know of NO property management company that makes a percentage or a cut of any maintenance services they engage! They have to keep scrupulous books and all invoices and charges are reviewed by owners. Where the hell are they going to hide their mark up? PMs make their fees, whether flat rate or percentage of gross revenues, or net of expenses. They do not skim dollars by overcharging their clients to make $50. Get real!

And Ron, management companies do not make money on the cam charges and #2, more often than not, pressure washing of an individual store is NEVER included in CAM.

Zip, we work in the USA, not some foreign land. I hate to break it to you mr. know it all, but here, it happens. I bet it happens there too. Maybe your head is just too far up you A@$ to ever see it, but it happens everywhere. I guess you never heard of kick backs either.

Teaching me about CAM, I never claim to know it all. I do know you said they don’t make money off CAM and then turn around and say they make money off net expense. I think your confused?

Of course its illegal and unethical to charge others for CAM they do not receive.



Common area maintenance (CAM) in small terms are charges to the tenants above and beyond the rent for additional expenses. These expense can be charged to the partners (owners) for vacant units as well.

The real-estate broker that is contracted by the partnership or individual owner to maintain expenses and revenue. Sometimes they take care of leasing but some management company’s do not.

Full service company’s do everything. In Zip, goats or washermans eyes they do not make money off these clients. They do all this organizing for free. Property managers work for free, that’s what Goat says?

Realest state management companies usually work on percentages. That’s the facts, don’t by goats or Zips BS.

Its important that you understand CAM it will help you sell these customers. Goat just doesn’t want you to Know the truth.
 
I brought this thread up because everyones needs to know management companies get paid thru CAM. its usally a percentages of over all. sometimes it can be a set fee. Not usally, they directly do not take percentages of services being provided. the percentage involves the entire triple net. if you read more about triple net you will start to understand a PMS job better.
