Picked up 2 New Centers Today

Well I bid on these 2 properties a few weeks back and though I had lost out, but they called today after looking at my work on other shopping centers I do and gave me the work, I was Higher on them, but after looking our work over, we won the bids. I love using My Work to do the Selling for ME ;)

I Take Pride in All My Work and it Pays Off.....
 
Way to go Terry. I wish I could get someone,,,,, anyone,,,,, to go and look at some of the work I've done. I do use my website as a tool for B&A proof of quality work and it does help alot. Keep up the good work! :)

Well I pointed out the kind of work they were getting and showed the mess they left behind LOL and gave them a list of properties that we do to go look at and Compare what we do and what they are getting now and a list of names of PM's to call for References, Two of my properties are just a few blocks away and The One Big Mall I do, she shops at as it is the Nicest and Biggest in Town.

They love that I have a list of Properties to look over and a List of references too, That seemed to make her day when I talked to her the first day and handed them to her all typed out on My Letter Head.

When I called today she told me after I left the first day that I talked to her and bid on them, they, she and her Boss went and looked over some of my work and got very unhappy with the work they had been getting and even more so after looking our work over.

Me and My Brother do the best work in town by far and it shows too. Nothing like keeping food on the table in hard times and Hard Work does pay Off.

Guys this is how you get work. Dont just hope a call, a email or a flier is going to do it. You have to think in and out of the box to get commercial projects. you may have to try everything, but then you start to find out what works

Thanks Jeff, I'm no salesmen, But I try to find ways to get them to look at my work, it does more selling then I Ever Will LOL

I think if you can get them to look at your work and I do have a Photo Album I started that I take with me to show off what we do when I go in for meetings. But if you can get them to look at the work they are getting now a little closer and then have them look at yours they SAY WOW why am I not getting this kind of customer service, it was not hard on these two properties to see the difference they were REAL DIRTY and a Blind man could see that.

I have a saying I use and I have only been on my own for one & a half years now, but people say this too me all the time, Being New don't you have a lot of competition and I say NO I don't have any........ I am their Competition and they better do better work then me or I will get theirs from them ;) I started with no Centers so it is up to them to keep their Properties and to do that they had better do better work and stay on top of the work they have now or I will be eating much better soon LOL. I have to look at it that way because I'm the new guy and the small guy, so sooner or later they will slip and they do and I will be there to help them out.

I'm the smallest in town, but We Pride our selfs on being the BEST and it shows and has payed off big time for me and my brother. I had a Guy that I worked for tell me how hard it was going to be to go up against him and guess what? He was DEAD WRONG and he knew it, so always think of ways to get through the front door and talk to these Pm's and I love this board, you guys fill me with inspiration and helpful ideas and I mean everybody on here, it just takes a little idea to spark a GREAT IDEA.

These will be every two weeks for now and we will go from there.

OH and I forgot to say that I called all the Pm's I used on my referral list and asked permission to use their names before I added them to it and I think this is a very good idea to do before using them, of coarse I had no problem with not even one of them when I called they all said by all means no problem using me for this. Good Customer Relations will pay off for you in keeping work and helping you get new work.

Good point Terry, not everyone wants their name or company name out there for legal reasons.

A few projects I did in the last few months would let me use the pictures but do not show the names of the colleges, water supply locations, etc....

When I asked if I could use their name and title for a comment for the website, they said that they would have to look into it because of their image and legal issues, a lot of them said no because of that otherwise they would. No problem, I will keep looking.

The Big Shopping Center I picked up in Oct was through a National Cleaning Company so I never meet the main Property Manager before starting the 4 centers I got through them, But I was a meeting with the district manager at a starbucks in this shopping center one morning and the Main Man and his maintenance guys were having coffee a few tables away from us and after their meeting they all stopped by to say hi to the district manager I was with and he introduced me to him and he was like I wanted to meet you and told me how happy he was with our work and gave me his card and told me if I needed for him to talk to anybody or needed a referral have them contact him, I was like WOW I did not even have to ask or say anything to him my work sold it self and he was so happy with us that he offered it with in the first few Min's of talking to him. It really makes you feel good for them to offer to help you out and let you know you are doing a Great Job for them..

So if you do good work, they will help you out as it helps them out by keeping their properties clean and making it easier to rent spaces out.
