Greetings to all,


People never cease to amaze me when it comes to their exhaust system. Case and point - my bid included 2ea. 20x20 access panels. Ten 4x8 sheets of 7/16" OSB (Oriented Strand Board) to provide decking over the metal raffters so we would have a traffic path and a place to work from in the attic crawl space. The location does not have a false ceiling, it has a ceiling like in your home, drywal. The exhaust duct has never been cleaned only the hood, filters and fan, and a bad job at that, ya know the type where the plenum is something they've heard of but have never really seen one.

The person I'm dealing with is the Director of Real Estate and he tells me the exhaust system was installed 10 years ago. The buildup in the duct is severe and the debris will probally fill two 55 gal drums easy. The hood is 30' the duct is 12" X 24" X 24' with up to two inches of buildup in places, mostly one inch though.

Here's the amazing part...

He ask... "what do I need access panels for?" I tell him, to gain access to the inside of the duct area so we may scrape and pressure wash the ducts to remove the grease.

Then he ask... How come they weren't part of the original install? I tell him, Honestly Sir, I don't know, usally it is the Exhaust Cleaner who installs them after them system is installed.

Then he ask... Why hasn't the fire marshall said anything? Again Sir, I don't know and I can not speak for them but I do know that if you can not access the duct you you can not clean it or inspect it.

Then he ask... How come the other hood cleaning company didn't install them? I don't know, but I'm sure they have it documented informing the customer, your previous tenant, of the inaccessible duct. Once they have the attempt on file they are practically exonerated from any responsibilty for the inaccessible area.

At this point I feel he is wishing he'd never met me. In fact he is reffering me to his director and will asist in setting up the meeting. I'm not sure if I have lost this customer, but I hope the seed I planted today will be fertile by 08:00 hrs
tommorrow because that's when we are meet again.

Be firm, but polite and convert him....remember their deficiencies mean more dollars in your pocket for fixing them and cleaning the systems.

Well the fat lady hasn't sang yet, but I bet she is in her dressing room clearing her throat...ahmm...ahmm...

I politely, but firmly spoke to the prospect and "he appreciates all that I have done for them." (Clue #1)

"They will need some time go over the bid" (Clue #2), it was nine pages, included a drawing of the exhaust system, a really detail cause and effect type of analysis that draws in on why there is a severe fuel load in the system.

I got a feeling they are going to shop around for a few days.
