New Concrete cleaning and sealing

Hello all,

I have question, I had this concrete company just call me and ask If I could clean and seal some concrete pads they are going to lay in a few weeks. I have cleaned concrete before never new concrete though. Is there any thing I should now about? Now about sealing what type of sealer should I use? Is it hard to apply it to the concrete? When should you apply the sealer before or after you clean it. I am thinking after you clean it.What should I charge? I was thinking 0.08 cent a square foot for cleaning and I am unsure of what to charge for sealing. If I do a good job on these he wants me to do this for every job they do . And they are one of the busiest companies here. The pads are 20x40 feet and there will be 15 of them. Please help. I would love to get this job.:D

You can use a urethane water based sealer for about .75 a foot. (Spray on sealer only) if you use an epoxy type and brush on about 1.50 to 2.00 a foot. That includes the cleaning.

I would recommend a type, it’s been so long since I have worked with these type of products I can’t recommend one. They change formula all the time. Maybe someone will share his or her with you.

you need to talk to Russ Cissell, one of the distributors on this board. we usually seal about 200,000 sq ft of exposed aggregate concrete a year, and what we use is a surface acrylic sealer. I am assuming you are doing smooth concrete, and Russ has the product you need. He told me it has a 20yr warranty, but i didnt have time to question about the warrenty. It is a water base product i believe. I will be switching over to this type of sealer next year, going with something that penetrates rather than a surface builder, i need something with a warranty.

Based on what this product costs, i am planning on charging 35-40 cents pr ft next year to clean and seal. That keeps you in the 100 dollar pr hr range where you should be. This product can be sprayed but i will opt to roll. two guys can seal a 3000 sqft drive way in about an hour by rolling w/ 18 inch rollers. I have only done a little concrete sealing but I found a good sealer. It might be the one Jon Fiffe is talking about. It is called V-Seal (http://www.vseal.com) It is said to last 20 Years.
