Need some advice on flyers!!

I have been reading through the posts on this site for the past week and they have been extremly helpful. So thanks to all of you.

We are just getting started and in this business and are trying to get the first couple of jobs under our belt.

I live in a large townhouse neighborhood that also has Single Family homes down the road.

I am planning on walking the neighborhood and putting flyers on doors/ railings. We would be offering to pressure wash the steps, porch, and walkway to the house probably for a set price.

Every walkway is different some are longer some have more steps (most of them are pretty dirty). Should we put a price range on the flyer like $75-$100? Also we havent been able to come up with a great headline, any ideas??
I was thinking bright yellow or light blue paper with black text on a half page of paper, but another option is to put before and after pics of my own walkway and steps??

Is it a good idea to be so specific about what we want to pressure wash for them?
Any thoughts??

First of all find someone who will accept the cleaning free(should not be to tough)clean half let it dry, and take a picture and put it on your flyer, or clean the thing, steps, walkway whatever, and put the address on the flyer inviting the neighborhood to see the positive results.Maybe offer a discount for the first whatever.
