Nasty Fence

There is a sub division of Townhomes a few blocks down from where we live. The community is not that old, but the sprinklers have wreaked havoc on the exterior fencing - it looks BAD! The HOA is in charge of the landscaping and exterior grounds of the community including the fences.

I want to call and offer my services, but I dont want to say "Hey your fence looks like crap" I have never actually "targeted" anything like this before. Or I could go the non'shalant way and just send them a flyer.....but I would rather call and talk to someone directly, because the I know the receptionist would intercept the flyer and it would go directly to the trash can.

Any tips on how to approach this one?
 
Start off in person and hand the office manager a flyer and say "I couldn't help but notice that...... I can make that look better and last longer by.... would you like me to leave you an estimate?
Follow-up in a week with a flyer and a copy of your estimate by mail and a week later with a phone call.
Keep in mind that the management of a HOA reports and answers to a Board of Directors that typically meet once a month. Your answer wont be fast!
 
Nicole, This will be tough, Most HOA has an open forum, At least at my HOA, But you will be able to attend and Bring all needed to state you cause...

The only time the HOA calls me is when they want volunteer for some washing.

Now dont forget they have thier own maintenance crew to cover this stuff.

Thanks Grant - that helps out alot. I just couldnt seem to get the wording right on what I wanted to say....but you nailed it.

This HOA actually doesnt have their own maintenance crew they hire out for everything. I always see different contractors there.

We have submitted proposals to other HOA's before sometimes we are 30-60- even 90 days out on approval because allthe board members need to agree and sign off on it. The HOA's have all called us though, I have never marketed to them myself. Usually we do someones house and they are on the board or their wife or family member is: they like the work we do so then they pass our name along
 
We work with a contractor here locally, and they usually feed us the HOA's (we sub contract) I have never targeted one myself. I am good with residential and corporate places (outback, sonic, joes crab shack) I can talk to people no problem, sometimes its just hard to find the right approach....


So here is my current dillema - we did a bid to wash all of the garages in this townhome community - all the garages are attached in sets of 6-8-10 and so on. This one set is 500' long - Geesh ( more hose please) Anyway, we cannot use the water at the complex because they dont have a main outdoor connection, so it will cost me $85 per hour to rent a water truck to be one site and roughly $30 per 3300 gallons of water.....Or I go and buy the $2500 kit from Denver water and that allows me to hook up to the fire hydrandts. Any opinions on this? It really just seems like a pain either way I run it!
 
I would buy the kit if it gives you the water whenever you need it. The use of hydrants invaluable. Then the next time you have a job you are ready. Plus if you need to fill fast or do a lot of rinsing you can. I have used hydrants for years, it is a huge time saver and it gives me a consistant "quality" water source.

Some before/after pics of similiar work you've done handed to the prez would probably say a lot more than words.
 
You can not rent one from Denver water, I would pay a neighbor 500.00 to use their water for a day.
