Muddy parking garage

I landed a parking garage cleaning job. Its 2 levels for a condo housing complex. The construction companies stored all their material in the 2 decks. So they used bobcats and forklifts to load and unload all of it and out and got the floor area pretty dirty.
The goal is to clean the 2 areas to have them prepped for stripping. Its basically a big rinse job.

My question is: is there any chemical I could use to help break the mud and dirt up so I can rinse it easier? I was thinking maybe a light house wash mix but wasnt sure.
Or do I just pretty much need to rinse it alone and not get involved with any chemicals?

Any suggestions would be appreciated. Thanks.
 
Yes the fire hose also if there is red clay stains maybe some acid. Keep in mind even though its a rinse job dry concrete is harder to rinse than wet concrete so wet the whole surface first it will make it a lot easer. Also might want to blow and shovel a lot of the loose dirt up first!
 
I appreciate everyone trying to help someone who is new in garage cleaning, however if you do not have not years of experience in garage cleaning, in this situation, the above threads will most likely cause more problems, then solving them.

Not to take anything away or to be in a dime light with any of the above. Everyone is a professional in their own field. This one happens to be mine.



There is more to that type of cleaning then what is listed here. You will have issues and your clients will be pissed.

You will also have issues with drainage, and extreme issues with the striper.

Jim is right. You are going to run into a lot of problems just rinsing it down to the drain. You stand a really good chance of plugging the drains with mud and will have all sorts of nightmares trying to get them clear. If you get a sweeper, it had better a sweeper and not a vac truck. But, unless it has a really high ceiling, the sweeper will not fit.
 
I second sweeping it first. Maybe you could use a walk behind sweeper if height is an issue, or rent one of the smaller ride on sweepers.

I would pre sweep as much as possible, it will speed your job and reduce disposal costs and time. You also may not have to prewet then unless there is a lot of heavy buildup that wont break loose. Wash down as normal, the higher the volume the faster it will go especially as material(dirt) begins to break loose and build up. Recollect or treat as necessary for local requirements.

If you are dealing with large volumes of water and dirt you may want to rent a large vacuum truck like those used in hydroexcavating that are designed for that type of work. I am sure the waste water will need to be treated in some manner or evaporated from the sediment and disposed of in a sanitary landfill or at the potw.

If there is on site disposal to sanitary sewer you may be able to filter it down (sediment and oil) with somthing like a oil and sediment drain guard or a dewatering bag and discharge direct. You just need to see what is required in your area to be compliant-not everyone is as strict as CA or Gwinnet County GA...you just need to be sure you are compliant with what is required.
 
I really appreciate everyones input. I spoke with Jim today. Im considering renting the sweeper.
I called the supervisor today and Im going tommorrow to do a test spot and make a better assessment.
I should have done that in the first place :eek:

Its a broom sweeper so it doesnt have dust..( with water)
