Lets work backwards from the questions...

I always hear people ask the question of how did you land a contract for flatwork cleaning commercial jobs and people let them know what worked. I want to hear from people on things they have actually done that did not work when they were face to face with a dm or a store manager.

It does my heart good to see all the many professionals on here have never had a turn down on their service during a face to face with a manager or DM. Hope I am so helpful when I grow up to be like yall. :bad:

i Don't do management companies. That is Ron's area. All of my work is referral and long term contract. We all find our niche, and that is mine.

Thanks for the replies. I am glad my sarcasm earlier struck a chord :grin-square:

Best thing to say is something like:

I have evaluated your property and have noticed some problem areas that we are concerned with and would like to speak with you about them. We have the professional equipment and qualified technicians to correct these problems on time and within your budget. Would Wednesday or Thursday at 11:15AM be a good time for us to meet up and talk about how we can help your company out?

Never speak down about the competition they have employed or go on and on about how crudy their properties look is one of the main things to not go into on a first call I would say.
