Interior 100 year old warehouse

I've won a bid to clean the wooden rafters of a 100 something year old warehouse being converted to a restaurant. It's got 30 foot arched ceilings with open rafters that are just very dusty. I don't want to discolor the wood so I won't use beach, my question is what would you use?

I plan on downstreaming it and rinsing if necessary. I will use my reclaim vac as we work. I can shoot it all from the ground.

Do you think a dish soap would do it?

If the wood rafters are just raw wood that is old,...then simply DS'ing a soap onto them may work. Without seeing it,..it's hard to say how much a deeper cleaning would benefit,..but direct applying Sodium Percarbonate,..mixed at 8 OZ. Per gallon then neutralized would be a gentle wash,..or even DS'ing NAOH so the percentage hitting the surface is around .5%-1% hitting the surface and then neutralized.

*Add a surfactant to either of the cleaning products I mentioned,..will allow some cling and wetting ability

If the warehouse was used with any type of exhaust emitting equipment ,.inside then you could also be dealing with those containments as well.

Also, If the open rafters have a top side which is exposed, you will need to gain access to the top side of the beams.

If a painter comes in behind you and finds a lot of crud on the top, it's not going to look good on your part.

I would use a product called Dragon Juice....we use on a lot of jobs where we are cleaning siding, wood, metal, vinyl, painted surfaces etc where there is no mold or mildew but just dust or road contaminates. It does a really great job of lifting the dirt off the surface so we can easily rinse it. Downstream and rinse is all we have to do. Works great.
