How Long Does it take YOU?

I know there are many experienced Contractors here and Im curious as to how long it takes you for residential work.


Here is the question:

How long does it take you to do a standard house wash of the following:

1200-2000 sq/ft 1 story Home -------------

2000-2500 sq/ft 1 story Home -------------

2500-3500 sq/ft 2 story Home -------------

3500-5000 sq/ft 2 story home -------------


Standard 2 car wide 2 car deep driveway ------------

Many different factors may be involved which can slow down any job but I'll give it a shot. Keep in mind these are only average times on jobs that don't involve alot of extra detail.

Here is the question:

2000-2500 sq/ft 1 story Home ------------- 45-60 min

2500-3500 sq/ft 2 story Home ------------- 1hr-1hr 15min w/0 balcony

3500-5000 sq/ft 2 story home ------------- 1hr 15min-2hrs with balcony's


Standard 2 car wide 2 car deep driveway ------------15-20 min with rinsing.
Keep in mind this is working alone. Times are cut at least in half when I have my helper.

gutters add a lot though to the time and time will vary depending on what type of home, brick and stucco take a little longer than vinyl or dryvit.

Again a great time, very efficient if you have 3-4 houses lined out for the day or have estimates to do.

What kind of trailer set up are you running russ? and how many people do have running this kind of job?

Here is a pic of the trailer setup. Most all of the work I do is residential and I only run 2 cold water machines at the moment. I'm working on getting a hot water skid to be able to tackle more commercial.(maybe we could start a fund raiser for me. hahaha!) Right now I run 2- 4k 4gpm machines. I've got a 125gal tank a 50gal and 25gal that I use for all chems. My surflow system is plumbed to the tanks for easy spraying and I also run a 5.5hp with a comet chem resistant pump for roof spraying. I have 2 high pressure reels with 200-250ft on each and a 200ft chem line setup. I've use 3 different surface cleaners ranging from 16in to 28in depending on the job. Most every house wash I do is done by ds'ing. Some that are real nasty and beyond ds'ing get a chem shot directly out of my chem tanks using the surflow. 2 and 3 stories can be easily washed from the ground using 0030-0040 tips. No ladders etc..

Larry, in your first picture, what are the 4 hoses going to the ShurFlo?
 
Larry how long is that trailer?
It's a 6x12 trailer but it's actually 6ft 4in wide by 12ft long. It looks a little shorter because of the tool cage that was put on but I wouldn't want to live without it.

Hey Scott, One hose goes to my 50 gal tank, one goes to my 125gal tank, one goes to my 25gal and is also 10ft long which I can use if I have to carry a 55gal extra drum for bigger Roof Cleaning jobs or for transfering chems outside of the trailer and the last one just goes to a 5gal bucket just underneith the plumbing for rinsing out the line. Each one is plumbed to it's specific tank etc...and connects to a ball valve on my chem reel. If I need to use my Comet Roof Cleaning pump instead of the surflow all I do is switch the ball valve on the chem line at the reel. Kinda like having the best of both worlds. Makes life easy! :)

Our times are similar not including set-up/break down. We also do perimeter marketing while there by passing out door hangers to the 20-30 homes close to the job.

As a rule, 1 hour per 1000 sq ft, from arrival to departure. Downstreaming @ 8gpm - heated as needed, one man - includes exterior gutter wash, hot wax rinse and driveway is included. 1 story, 2 story really doesn't matter.
