How do you guys remove aged gums on painted sidewalk? I tried many different ways by changing the tip or reducing the pressure, raising the temp, but they all removed the paint along with the gums. I am starting to think about this steam machine specialized for gums in which I have never believed.. There are too many painted sidewalks..

Here is another 10+ years old gum field.. Shadows are almost as visible as the gums themselves.. Chlorine afterwards, does not help much.

If the paint on the concrete is failing, I know of noway to remove the gum and gum residue without also removing the paint.

Upsell the job, restore the concrete, remove all the gum and gum residue, then repaint or acid stain the concrete. Double payday.
 
First off u never use a turbo nozzle to remove gum, that tip is actually designed to remove paint. You want to use a fan tip and lower your pressure with hot water, there is nothing u can do about gum shadows but put a mist of straight chlorine on it when your done. Eventually it will lighten up but on painted surfaces not as well, u need to tell your customer to be realistic with this kind of neglect.

I have run into this problem in the last few months - tried a lot of different methods and it just doesn't come off without taking the paint off.

Regular Maint prevents this!! :) thats what my Pm's understand
 
The painted sidewalk is the storefront of the shopping center. Of course, I would never use turbo nozzle on painted surface. The sidewalk on the video is the city sidewalk which is in the front of the property. The city sidewalk is an old and strong concrete that can take the turbo. It has never been cleaned and per our recommendation, the PM finally decided to pay for the service even its not her own property. The gums are so old that they have hardened like a rock.

The issue with the gums on the painted surface has been explained to the PM. I was just wondering if there is some alternative way of removing gums like that steam machine that I've seen on the market.

We have had only sweeping service on that account and been trying to take over the rest of the maintenance services that we provide for quite long time such as day porter and pressure cleaning. We finally got a chance to do the pressure cleaning and hopefully get a monthly contract. By now the storefront has been cleaned by a cold water, residential machine by the property maintenance guy. I hope we finally convinced the PM with the job we did last night.

The accounts where we do day porter, would never have such problem, because porter guys take care of the fresh gums immediately on daily basis.

Ron, We also try to explain and suggest a regular maintenance such as our complete property maintenance program. It basically covers: Power sweeping, Pressure cleaning and Day Porter. It has been proven that these three services keep shopping centers in top shape and combining them make our job much easier. That way we can provide better prices and have a full control on the cleanliness of the property.

On the other hand, I see every other day more vacancies and closed businesses. That makes really hard for the PMs to allow any over spending on their annual budget. In fact it's getting so bad here in Miami area that property managers compromise quality services, essential for the overall look of their properties, so they can fit in their tight budget.

Like Kory said, may be it was a bad decision in the first place to start business in South Florida. I hope I am wrong :). Otherwise, Ron I would love to move to Arizona or Texas or any other state that I hear only good feedback for businesses like ours :).

yes and no is the answer to that question. REDUCE pressure alot, and turn the thermostat all the way up. don't sit on one piece for too long as youll melt the asphalt and start digging holes in it.

We have new pograms for vacant propertys. Lets face the facts empty businesses only mean more profit for us while empty spaces exist if your staying at the old rates.

Pass it on and help your customers now, help your competitions customer now also. We know it a matter or time and will be in full swing again. Pass down the increased profits and reduce the service scope to maintain your net profit while reducing the customers costs if the propertys are vacant.

Truly my customers have passed me to others telling them how fair we have been, it will pay big dividends in the future.

low pressure and high heat you dont need to be right on it to remove the gum if you have shadows chlorine a stronger mix might help also up sale them on painting them use a white tip get rid of the turbo nozzle and use a green tip alot better
