Im getting the GLA for some out of area work from a property manager we work for. These are for shopping centers, they usually want the front & rear sidewalks cleaned and the dumpster pad.
Is the square footage what I base my quote on or is that figure for the total area alone? Im sure the dumpster pads arent included in that figure.

Any help with this would be appreciated.

If its close I measure it by the square foot, thats the best way!

If its in Atlanta or something like that I base it on GLA but I get a site plan first, depending on the amount of walkways, poles and shrubs ect will determine what I am going to bid.

Also frequency and wheather or not I am going to be able to make one trip or if I have to make multiple trips.
 
Sorry I know you measure by the sq.ft. I meant if you traveled to measure them or not.
So I guess I will ask for a site plan to. That should make it easier to figure out.
Any other suggestions? I really appreciate the help.
 
Always get a site plan... And if you can, take a look at it on bing maps (better than google in my opinion).

Russ has given me lots of good advice, but it's definitely not a 'one size fits all' approach - so many factors that can add time and workload if you have not visited the property (water supply, insect nest and egg presence, painted sidewalks, number of food-related tenants, closing times of certain tenants, condition of dumpster areas, security cameras and electronics at ATMs, etc.)

When you get the site plan, take a look at the tenant mix and likely closing times.
 
Thanks guys. These properties are not within 200 miles and I really dont have time to drive out and look at them. I requested the site plans from the PM today. He along with the maintenance technicians have been good so far about water locations, closing times, busy traffic areas etc.
