Flatwork contract flip flop...

I had a thought I wanted to get out there. I read a thread where Ron says that he sometimes would waive an initial cleaning to get a monthly cleaning contract. He told me that he will waive it, but still have it in the contract that if they try and back out that the initial cleaning price will be re instituted?

My question is what if they agree, let you clean it for the monthly price and you get paid. All good and well until you get a call saying they no longer need your services.

I know you have a "Contract", but if you do take them to court and win what says you will ever see a dime of that money? I mean you could have a moral victory, but no monetary satisfaction?

Does Ron or someone else have a clearly defined estimate sheet and contract they can share..you can block out the prices, names and addresses. I just want to see how it is worded so I can get an idea...

I say you just weigh the situation and take your chances. I have never been burned, thats almost all property managers so I'm not as sure about single accounts.
 
If the person even questions the penalty amount for canceling I just charge them and move on.

Heres a couple choices,

A. you charge them intial clean up and give a couple months free. Then your getting money up front for the horrible first cleaning.

B. you waive the intial fee based on if they cancel in the first six months they will be charge the intial fee.

C. walk away if you feel the guys being shady.

D. Hold on charge him for intial and still get him on regular maint.

Tom right about being burned, I have been but it so few over the large picture and since I work close get signed agreement its really not a problem.

I have been worried about some companies not wanting to continue services so I mention to them a "Service Agreement" and most here just don't want to sign anything, some say that all agreements and contracts have to go through "corporate" and they don't have the authority to sign anything.

I just explain to them that after we do the initial cleaning then the monthly or bi-weekly cleanings will be a lot less expensive since it will be maintainable.
 
I have run into the same porblem down here Chris. But i found out that most GMs,DMs,and RMs, dont want to sign anything period. So i break it down for them by telling them how my priceing works. I tell them about the initial cleaning for X ammount first then they usually say that their current contractor didnt charge them that. I then say well why are you asking me for a bid? obviously you need the work done by someone who can really get it clean. Heres what we can do We will go on a hand shake/ the word of a man that we will be your only PW contractor from now on and ill break the initial cleaning cost into 6 payments added on to your monthly bill. We shake hands and tell them that i like to see how long his word as a man is good for. And from this point on he doesnt have to worry about the exterior of his bizz anymore it will be cleaned on schedule and look better than ever + stay cleaner longer. And from there i just stay in touch with them over a phone call after every cleaning to assure the customer that we care about his bizz and we want to make sure he is satisfied with the cleaning, some have said they werent happy, and we do it again. but usually get the call back before say they just wanted to see if we were really going to clean it again, and I say yes of corse. your other contractor didnt follow up on the service after the cleaning? then were good. But always follow up on the customers sat. with your Co.

Same here with the 12 accounts I have now. No signatures with the same reasoning that all the red tape..blah...blah..blah

So then I just draw up a "Work order" between us so that they can not come back and try to say we did less than agreed upon and also if they want more done they will have to pay for it.


I know I am a new power washing contractor compared to most, but thats my tip...

If they refuse a service agreement they must sign a work order to scope out the work!!!
