Could use some help on this one...

I'm posting this question in two different forums to maximize results. Thanks in advance for any and all help.

I need help in bidding a deck job. I'll just post the particulars and a link to see some pics. Feel free to call me if possible (630) 723-9296, email me tom@aquaprocs.com or Private message me.

Again, thank you for your help. I'm still relatively new and unsure on this one.

Request:

Customer would like her deck stripped down to bare wood and re-stained with a semi-transparent oil based stain. Pressure treated lumber

Specs:

Deck is two level, two toned. Existing stain IS latex. Sanding is not an option due to cost/time.

Supports: 73 sq. ft
Decking (including skirting) 1200 sq. ft
Attached pool storage shed: aprox 230 sq.ft
Steps = 11
Rails and spindles: 190 Ln.ft
One bench

From what I've been told already, based on the above figures, is that I can expect to use approx. 30 gal of latex stripper.

Normally, my price to strip/stain a deck includes all chemicals (sodium hydroxide based strippers, neutralizer and stain)

Do I use the same figures and then add cost of approx stripper gel price/ or should I do that + another percentage on top of it?

For those of you not in my area, (if possible to divulge) what would you charge for this particular job? (total cost estimate including all chemicals/labor)

The height and brush obstructions are a factor as well -

The procedure I assume to be correct is to......

1) Apply stripper gel with brush/rollers after masking off
2) Dwell up to one hour
3) Neutralize? (Not sure what the PH is of the gel)
4) Low pressure rinse
5) Reapply if necessary in thick areas
6) Wait until moisture content of wood is around 12% or less
7) Stain

P.S- the deck has between 2-4 coats applied

Again, thanks for your help/advice
