I just had a bid come across my desk. 58 buildings, spread over about 100 mile drive, every building had at least 70 windows. Some had up to 500 windows, inside and out. To top it off, there were at least 4 or 5 glass walls about 40 feet high by 40 to 50 feet wide. It was crazy. Some of the windows were 3rd story windows. The winning bid on an annualized basis, was $13,000 for the year. I calculated that they were doing about 18,000 windows with many of them 13 feet tall, with some interior for that price.
All told, I do not think that it is worth the time and effort to clean windows for the money that window cleaners charge.

Whoever "won" that bid deserves what's coming to them.
Didn't you say that there are sun screens on some of the windows? Craziness.

I would venture to say that there are at least as many lowballers in window cleaning as there are in pressure washing and roof cleaning. Maybe even more, because of the low startup costs. Just like everything else, you have to find the people who are willing to pay for professionalism.

I used to pull my hair out over lowballers. Now I just laugh and look for the next prospect. I don't have to win 'em all- just the ones who value what I have to offer.

So what do most people charge for commercial windows? Do you clean them at the same time as they are pressure washed or send someone out the next day? I have tried to get into window washing but even at $1 a pane every one said I was way too high...

Adam prices will vary based on Maint package.

If your washing a center once a month it could be done cheaper.

1.00 a panel is not cheap.

Reality guys wash cars for less

Some wash carts for half of that.

Be ready to expect less.

Understand you may not be able to match price. There's a learning curve. You have to obtain the skill to compete.

Those are crazy prices!

I've got a 90 day window cleaning price to turn in next week and have to figure out where to start. I've used a local window cleaner/interior cleaner to clean some windows for me in the past and am amazed at how little she charges. I may let her do these.

I guess the fuel bill is low on a squeegee.

Ron, $30 an hour? I have two man crews and I expect no less the $50 per hour, per man out of them, $65 if they are doing only contemporary (non paned)

I didn't say you or me. I see most window cleaners bragging about 30

Actually - there are a lot of them happy to work cheap - but onine people are mostly bitching about lowballers.
It's just not really conducive to bragging.

The storefront guys are happy with $30 and hour since they usually have many jobs in the same stripmall. The hardest part is that to do storefront work requires about a $50 investment and you make that back easily in the first day. The low overhead means that market is glutted with new guys who aren't aware of what is involved in running a business long term.

How can you do a house wash and not clean the windows.?? if you don't do windows IMHO you are doing half a job. My customers love the fact that I do windows as a matter of course. I do a whole wash job. If I squeegee the windows THEN that is an extra and I only squeegee the ground floor windows.

That's one of the main reasons I don't chase mall jobs anymore. I'll take Main St. and main highways any day.

That's great

I dont do them because growing up I cleaned windows with cleaner and newspaper. Thats not enough anymore.
I dont have to get on a ladder 99% of the time washing houses.
Most homes we clean have screens on them. They dont want to take the time to get them off and I dont want to go in the home to do it.
The windows would be expected to be spotless everywhere and would take much longer than washing a home.
I just cant figure how it could be profitable.
