Oxidized Stucco

I looked at a stucco house today (approx 7500 sq ft) and the pigment in the stucco is oxidized very badly. It is not painted the pigment in the stucco should be a dark green. The house was built in 2008.

I have a couple of questions?
1) Do you think a home that is only 6 years old would have a valid claim against the builder for poor construction?

2) Is there any thing that could be downstreamed that will help with this discoloration.

I have never seen a house that was this bad. Very strange since it is only 6 years old.

With the use of some pressure the oxidation will come off, but I'm not willing to actually pressure wash a stucco home. House is on the water, 4 stories in some places.

The homeowner tried pressure washing and it does come off but would be nearly impossible to not leave streaks everywhere
 
Wow, thats bad. Nothing that I know of that can be Downstreamed to help that. Looks to me that best thing is prep for a new paint job. Yes, they should be able to get something on warranty either from the builder or paint manufacture, but did they follow maintenance guidelines for either the paint or stucco. In other words, they gonna find some loop hole.
 
Hey Mark, as you noted,...even if cleaning would "fix" the problem and make it look good again,..(Which is VERY doubtful on that much surface area),....Considering a new substrate is the most resilient to oxidation,..whether it be vinyl, painted aluminum, cars or whatever,....once the initial finish has lost its luster,..and after removing oxidation,...the finish that's left will degrade alot quicker anyhow,.....so,..yea,..politely explain why you're not interested and it really isn't in their best interest to simply have it cleaned.

On a side note ,..has anyone ever heard of or used Emulsa-Bond?,..It's a paint additive for painting over oxidation.

Mark we have that all over in florida pretty much from the same time frame there is no way you will be able smooth out the color explain to homeowner you will not be able to help them unless you paint it and walk away. don't make someone else's problem yours.

Going to pass on this one. That is one thing that I do more of. When we first started we would try to do everything, just looking for a payday. As time has passed we are starting to walk away from more and more jobs.
