yea there are alot of condo's and townhomes here

I have no problems getting residential work all day long but I seem to hit a road block when it comes to Town Home/condo associations etc... I've gotten a few in the past but I've lost more than I've gotten. Not really sure on who to contact all the time either. There always seems to be way to many indians and not enough chiefs. I always end up with the Indians and things never go anywhere. :(

Larry a couple things

You say you have gotten a few, but lost more than you got. If you have bid on many or a lot and havent gotten them I would say you have over bid on price. Now you have to remember if you havent worked for these PM's your bidding with, they just don't know you at all. So all they have to go on is your price/bid. If you have put your bid in, in a timely manner, bid looks professional thats a good start.
Theres no way to know why you lost the bid unless you ask. Now what I do and did a lot at the beginning is have contact with the PM's not so much that I am a bother but this is what I do
1) I submit bid, fax or email, then the next day I call, talk to or at very least leave a message on his voice mail. short and sweet. Hi its Jeff from JLXX XXXXX and I am calling to make sure you received my bid and if you have any questions. Blah Blah We would like to be the company you chose to clea the property please call if you or the HOA has any questins or would like to schedule the project. Thank you blah blah

2) I sometimes after a bid within days or within a couple weeks. I will send some type of marketing material to this PM and others in the company. A brochure, flier, fax, pen, coffee cup what ever usually its just a flier and a short letter with services offered

3) Important - Follow up is very important when working with PM's especially if its the 1st or 1st few times you have bid. within about 2 weeks I will do a follow up call or email and ask if any decisions have been made on the project.
You may get various responses, no decisions have been made, still waiting for bids, havent had a meeting with HOA yet etc etc
If no meeting yet ask when they meet and if they have any questions you are there to answer the questions,. IF He says they went with someone else. I will always ask/say ..... Do you mind if I ask what and who was the winning bid was? I will say...I like to know what our competition is bidding so we can be more competitive in the future. I end with please give us a call if it doesnt work out and please we would like to bid on all your future projects. Often they will tell you if they remember. I have gotten the winning bid price and the names of the companies who won. Valuable INFO

Good info, you get to know what the bid was, if yo are way off and the company is a local that you know charges alright/not a hack you are starting to get an idea on pricing. Finding what your competition is charging. Larry you can go and lose several bids, but if you are always losing them you are most likely over priced. Being persistant is key, you have to do the follow up and questions

If you end up with just the indians you are doing something wrong BUT remember quite often the indians are your gateway to the PM's and sometimes the idians are the ones you will get a great deal of help from. I will get back to this soon, got to go right now

Ballsy move. I got chewed out for asking that early on and have been gunshy over the past few years. I need to pull out those guns again.
