These are some apartment complexes we washed in Myrtle Beach and Mt. Pleasant. The crew has been doing a great job. Even a couple newer hires caught on quick and are doing great.

what is your procedure on the balcony porches? does your man stop at each one with the lift and clean? what if the tennant has not removed their personal items?

Depends on balconies, sometimes thats the responsibility of the homeowner, sometimes apartments you only get what you can reach, sometimes you cant get lift around and you have to ladder it. Balconies and screened patios are funny, its all what they want to pay for and the PITA factor

I lost a small condo complex the other day because of a misunderstanding over this. I was dealing with a board member who gave me the scope of work of "wash the buildings", So I priced all siding and porches. It was my fault for not breaking it down... They went with a lower price that didnt didnt include the porches or rinsing soap from brick. It may not have included soap.. Im not sure.

Ive also been crafting an email to a different mgmt company for a few days. I was the high bid on a few of their complexes last summer. Last week I just happened to be in the neighborhood of one, so I drove through and couldnt help but notice green gables, wand marks in screens and black gutters. I know not to slam anyone else but Ive been thinking about how to say what I want.

I dont bother pointing out damage, it can back fire on you unless I am asked to bid the project, then I will do a partial list of previous damage as an FYI, so I am not accused of doing it if we get the bid
