Day Porter

How many of you offer day porting, and do you think it is worth the effort. Just recently i have been asked and was wondering if it would be worth a try?? What do you think someone would charge for this service, in general or should i just sub it out?
 
I owned a Building Engineer Service and one of the services asked for was "Day Porter". We had several office building that we would go in right after lunch and restock tp, hand soap. Clean the restroom counters and mirrors mop the floors, clean the glass on the entryway doors of the building. 5 days per week. We also had the janitorial contract for several of our buildings. Great deal for us. Cant go wrong. We charged a flat monthly rate based on our time, the building owner paid for the supplies. We also used Swisher to do a maintenance program on the urinals, soap, paper towels on the buildings we didnt do our day porter service on.
 
It's must be in the air I cleaned a shopping center and the owner was flying in From A.Z to meet with me and he was asking me about porter service for the center I was not in to it much.So I started to think about it
All he was wanting done was pick up around center make sure the grass was getting done and maybe show some office space,Really he just wanted me to be his eyes and ears for him I gave him a flat rate price for each month
along with a contract for pressure cleaning.
So I gave this job to my wife once a week keeps me free and gives her a part time job

By the day, of course the scope will play a part.
 
I have lost a few accounts recently to companies offereing multiple services (quality powerwashing isn't one but the pm doesn't know or care) so I was thinking of hooking up with a sweeper I know and maybe a day porter and offer a package deal.
 
I think it sounds like a great idea too! even if we dont do it ourselves a whole package deal just is that much nicer.
 
how do you guys think this could be bid? I understand that it might differ based on scope of work... I think it would be something I could offer, just wouldnt know exactly how to begin an estimate??
 
You need to know what the scope is. Sometimes it is a daily service emptying garbage cans. Other times, they require a bit more in depth work. I would figure it by how long it took me to do the specified work. Of course, the price would probably end up going down on an hourly basis, if they required someone to be there all the time.
 
We do have a porter contract. Its all profit after you pay the guy doin the work
 
Like Brian said we have a Porter Contract. We figured the cost by the hours of service. We will do most of what they ask for as time allows. Simetime wehave do do some odd tings to keep the area clean. It is at a upscale town center. There is a few other expences other then wages and we need to check up on the guys a couple times a week.
The PM was happy with the porter that was there but not to happy with the company he worked for. We hired him and the another guy and they do a great job. We get other work from them also
 
Sounds like a good idea if you have a guy that you can depend on and not be lazy out there.

We are specialized in porter services. It is very good profit as part of the complete property maintenance that we provide.
The prices go as low as $14 per hour up to $20 per hour and over. The price depends highly on how many days of the week and hours per day the porter will be needed. Another consideration is the area/state where you are.
From our experience the best and optimum porter service is two to four hours per day, depends on how busy is the shopping center/plaza.
If the PM wants presence during all business hours, that's even better for you :).
We ask our porter guys to open there own DBA and we use them as sub contractors. Otherwise the workers comp is too much of a headache.
My own technique to check on my porter guys is to have them take a picture of the plaza with date and time stamped, every 45-60min. from each corner. If the plaza has a second floor, I require a picture from there too. This way they are afraid to cheat and keep the plaza clean :).
At the end of the month, we provide our PMs with complete property inspection report with pictures, notes and recommendations. This is extremely good way to propose many other services around the sweeping and porter. It also shows a special attention to each plaza.

If you need sample business proposals or monthly inspection report let me know (as long as you are not in Florida) :)).
