Cheap condo associations driving me nuts!

yep ....... I rear main on my 2500 duramax went out yesterday and we called couple places to check on prices and all they do is look it up on computer and BOOM!!! aprox $900.00 on all the places we checked.
It would be nice if our business was set up like that!
By the way its a big BUMMER to have your work truck go down and cost $$$$$


From what I remember, they just look it up in a book or computer and it will give them the job hours and parts prices so you have a price for the job in like a minute or two. Very automated so most dealers will be around the same price if the labor is the same.

It would be nice if we could do the same, but the lowballers, lowbidders, hacks, drunks and crackheads would have to be gone then we could make better money and raise the image of the business.

It will take time, educate the customers and keep doing a great job.

Sorry to hear about the truck, I know it is expensive. Main reason I have not got the 5" exhaust from the turbo back, air cleaner and programmer that I would like to have on the truck, hopefully soon when I get another truck.

Cool thanks man! We are having the same problem with commercial flatwork centers. A national maintenance company does all the maintenance including poor quality pressure washing. Almost every larger center here is in a contract with them. :mad: :mad: :mad:

You have to work on the preventative maintenace aspect. You have to get a brochure or flier in the HOA hand and tell them subpar or no cleaning is costing them, costing them a lot more than they are saving. Paint jobs can last 1,2, 3 years longer if cleaned annually.

YOU have a lot of mold & mildew there I would think, RIGHT?

Mold eats at paint, eats at stucco, find the cost of a paint job compared to cost of annual cleanin. If they can hold onto 200K for a paint job a few extra years. Roof cleaning get 19 years out of a roof instead of 12-15

Take pictures of the damage or the areas that are not getting cleaned use the bad pictures in a flier

You may be still to high in price for your area and you need to figure that out

If it was me I would go to those 12 properties and tell them I will do the property for only 5-10% more than the hack for the 1st year and show them how much cleaner you can get the entire complex, and once again explain to them. You might be able to turn a few of those properties. We got 2 guys in this town, me and another condo PWing company we talked about putting them right out of biz by playing there came, go after all their work so he has nothing to wash. we might not make much, dont like doing it this way but put we will be putting two hacks out of biz and we were even going to tell the PM's we are going to do it. Its a risk thou but these guys are getting away with murder and taking work right away from us and others. They dont want to learn so they should burn

Use the economy in explaining why they should maintain for the long term.

HOA's & PM's hire Reserve Specialist sometimes...look it up. These Reserve Specialist part of what they examine is long term maint, saving in the long run. Get an HOA reserve specialist on the phone and ask him how he thinks you can explain it to these HOA's & PM's that just are going for lowball hack work.

I will be meeting with one in Feb and he is nationwide I will ask him if he knows anything about your area...If I remember ya I'm getting old

Prevent Maint, that is one good angle along with other targeting. Good luck
