Talking to one of my Prop Managers today, wanted me to look at 4 properties, so we were shooting the chit and he told me a lot of my competition is really coming on strong trying to get work.....and what does he tell me?................ One of the contractors ( I know the contractor and he's a good guy) Well he dropped off a JAR FULL OF CANDY... I just laughed and then said that da*n Musgraves:eek:. LOL LOL

Goes to show you thou, things like this gets noticed. lucky on this PM, I do all his properties and over time I have given a lot more than candy:), but he did take notice. He said he would of rathered to have Jack Daniels LOL

So I was heading that way to look at properties and I stopped at the store and picked up a big bottle of JACK, got a card and a gift bag and went into the office to drop it with the receptionist. The PM walked out and started laughing out loud, he knew exactly what I had in the gift bag;). We went back to his office and he gave me 3 more properties to look at, scheduled one small one while I was talking to im

Da*n Candy jars :rolleyes::) trying to get to my PM's. LOL Smart stuff!!!

I also got a call the other day from a contractor that went to the BAMA RT and he called thanking me, he was real excited he had just got off the phone with a PM and he landed a large condo job.
He got the PM company name from an idea I gave at the Bama RT, he got the name from the elevator Certificate. Got the PM's name, he then called me for a little advise, wrote up the proposal and landed the condo job. Nice to help the guy


This is why RT's and networking are so important

Becarefull Jeff, he may get Jack next week...Candy jars are about finding out personal things. Remember the guy now has and excuse to come back every two weeks to talk with him if he placed the candy jar correctly. Every two weeks till dec...

He is also suppose to notice and recongnize things like kids and jack.

Giving the candy jars props. I laughed when I heard it.

When I was there I didnt see the candy jar anywhere, but I bet the Jack wont be there for long either

yea jeff, mike is giving me a hard time too..i went with a couple bottles of wine for a few certian pm's...thanks for the idea ron..im coming up with a few differnt ideas to mix it up..

I was the guy that you talked to Jeff. Jeff you were the 2nd person I called, my wife was first. lolI have to thank you and everyone who I met a BAMA. I would have never had thought to look in the eleavator for a PM name.

Also Ron told me to give it sometime after the proposal which was in May so I did but like he said keep the door open when to connect with them.
Now start date is August.

I first talked to them about 2years ago and just kept at it. But wasnt until I saw there name and the condo name I was able to put it all together. They probly were just taking my stuff give a quick look before.

I am pump about landing this PM, Prasie the Lord

I knew it was you scott. I just dont like giving out names without permission, you might be on Americas Most Wanted or something LOL

Get movie passes, Calenders, pens, cups, popcorn, hot cocoa in the winter. Every other week take something else in with your name on it. The thumb drives are a huge success, but they are expensive.

The candy Jar is not a bribe, its a way to deliver your message and build the relations.

They will use these and Mike and Jeff will have to look at your calender everytime they walk in.

Is your Jar at the reception area?

We just added 45 more this month and had 80 more engraved for budget time.
