Hotel Roof, No gutters. Need Ideas to control runoff.

I looked at a two story large hotel that needs the roof cleaned. My biggest concern is NO GUTTERS! I know the best way is to spray light and not have runoff but I know on this big a project, I'll have runoff. I'm concerned about splattering the guests, the fumes and the vehicles parked below. Almost makes me just want to walk away from it. Any ideas?

Go with your instinct and walk away from it.

Take your time, tarp everything and use traffic barriers with extra ground people etc. Do at off peak times I'm guessing 10-11:30am. #1 thing is price it so you can afford the extra effort or you should walk away from it.

Big problem= big money.

Unless there is a strong smell of curry about the place. Then it's walky-walky.

As much as we don't like the "other" roof cleaning methods that require the safer chems and some pressure, this is one of those times where it is an alternative. Call Don Phelps as I believe he has experience with commercial roofs.

Tell the owner/Gm to move cars in sections and let the cusomers know what is going on. Get them to park their cars on the other side of the lot. I have done 3 big roofs like this and have another 2 for the summer. they are a PITA but dont walk away from it.

Just have your ground guy rinse the cars and tell you when to stop spraying if someones outside.

Cover everything and rinse the roof, or at least the bottom 5 feet. Neutralize when you're done.

Hotels are great and quick money.

You can definately do this job. You are a pro. Take the time to think it through, develop a plan, execute and charge accordingly. I would also, before you get started estimating, warm the manager up with the added cost.

We have done a couple like this Pat. Have the Hotel put a notice out 24hrs before cleaning. Bring a couple guys with you for safety and ground work. Put notices on all entryway doors. You will be fine. They are actually a piece of cake to do.

Also for warn the owners/manager that there could be some plant damage but you do this all the time and will do everything to prevent it. But you don't want them blindsided and pissed if something does die.

Russ Johnson has some killer surfactant. It will hang the SH like you wouldn't believe.

Thanks all, yeah I'm going to do it in the spring. Too much $ to walk away from, I priced it high enough to cover the pita factor. The pic attached shows the balconies below the roof line, that's what worries me about customers going in and out. Water, Water , Water!!!!

Must be a really old BING pic this roof is nasty black now.
